3. Public Hearing - Boxberry Hill Road, Falmouth, MA: The Committee on Planning and Regulation
will hold a virtual public hearing to give the Applicant an opportunity to address the committee
regarding the status of the Boxberry Hill Road Development of Regional Impact (“Project”) pursuant
to Section 13 of the Commission’s Enabling Regulations Governing Review of Developments of
Regional Impact, to hear public testimony, and to close the hearing period for the Project. The
Committee may discuss the Project and may decide whether to recommend that the full Cape Cod
Commission procedurally deny the Project without prejudice.

Project Description: The Applicant proposes to divide an existing 38.32-acre lot into four new lots at
0 Boxberry Hill Road, Falmouth, MA. The new lots will range in size from 1,423,018 square feet to
