Ensuring Safe Ingress & Egress on Site for All Transportation Forms
In support of its special permit application, the Applicant provides the following information relative to
the satisfaction of special permit criteria identified at §240-30 F(2)c, specifically to find that the “[S]ite is
designed such that it provides convenient, safe and secure access and egress for clients and employees .
including drivers, pedestrians, cyclists and public transportation users.”
Drivers & Personal Vehicles The site includes separate ingress and egress at the east and west sides
respectively, with more than sufficient parking spaces to meet the employee and client parking
requirements of the zoning ordinance at §240-30 E(6) and was approved on that basis at site plan
review. The below details describe this approval in greater detail:
1) Parking spaces available per site plan: 37
2) Proposed gross floor area of MTC: ~4600
3) Ordinance Requirements: 1 space for every 200 feet of gross floor area for a MTC
4) Required parking spaces: 4600/200= 23 required parking spaces.
Pedestrians & Foot Traffic The site is readily accessible for area pedestrians from the roadway intending
to enter the facility, and will include a rebuilt ramp to accommodate those who are mobility impaired.
Cyclists & Bicycle Traffic The Applicant intends to purchase a bike rack to be installed adjacent to its
main entrance for bicyclists and other forms of street legal non-vehicular traffic and travelers.
Public Transportation Users/Bus Traffic The site’s design includes separate ingress and egress on the
east and west sides of the building respectively, which comprise a viable turnaround for public
transportation, Dial-a-Ride Transportation (“DART”) and other drop-off traffic. The site sits on the
existing “Hyannis Cross Town” route on the CCRTA system, which stops at Panera in The Landing Plaza,
as well as Harbor Community Health Center on Attucks Lane, each an 8 minute walk away.
HHG has made contact with CCRTA to request the addition of a stop at this location, and is awaiting a
response from Deputy Administrator Kathy Jensen.
Private Transportation/Rideshare The Applicant has revised its site plan to designate the two nearest
parking spaces to its entrance as rideshare spaces, limited for taxi, Uber or Lyft passengers intending to
enter the building.
