HomeMy WebLinkAbout20250311 NOI (cont) LANDSCAPE Narrative Hower 137 Salten Point IMPROVEMENTS WITHIN 100’ COASTAL BANK • The previous submission created approximately 28’-8” wide of continuous native buffer between the coastal bank and the proposed structure. The current filing creates a varied continuous native buffer, from 33’ wide to 50’ wide. • The current filing plan removes the pool and pool deck from the 0-50’ wetland buffer. • The current filing requires 3,647 sf of mitigation and proposes 7,325 sf of mitigation planting showcasing the owner’s stewardship towards the land and providing a critical missing link in the adjacent wildlife corridor. • The current filing includes a vertically diverse mitigation planting palette, see supplemental Vertical Diversity Diagram, with proposed plantings ranging from 2-18’H. • The previous submission proposed a net reduction of 8,200 sf of lawn within the 100’ wetland buffer. The current filing is proposing a net reduction of 9,100sf of lawn within the 100’ wetland buffer. The project is proposing all existing lawn areas site wide to be restored with a native fescue lawn. • The proposed dwelling has been moved out of the VE Zone and will be brought into compliance with the AE Zone code requirements. The existing dwelling is not compliant with current FEMA regulations. • The proposed dwelling has been reduced in size by 216 sf over the existing dwelling.
