PROJECT NARRATIVE
The existing site is a single-family lot located at 166 Peppercorn Lane in Barnstable. There
is a Salt Marsh abutting Popponesset Bay, buffer zones to a Bordering Vegetated Wetland
near the eastern end of the property, and portions of the property that fall within the AE 11,
AE 13, and VE 14 flood zones. Current development on the property falls within the flood
zones. The property includes an existing driveway, existing meadow, and wooded area
comprised of both native and non-native vegetation. There is a cleared area for a driveway
approved under a previous Order of Conditions (SE3-5768) that runs from Vineyard Road
to the previously approved house site.
Enhancements to the landscape are proposed within the AE 11 flood zone. The proposed
project includes restoration of a previously cleared area with native planting, removal of
existing driveway and portion of an existing wall, installation of a gravel driveway and
portion of a free-standing wall, installation of stone steps, and installation of a perimeter
fence.
Erosion control rolls and silt fence will be installed at the limit of heavy construction prior to
work commencing on site and will be maintained and remain in place for the duration of
construction.

Turn left off of Massachusetts Route 28 onto Putnam Avenue.
Turn left onto Main Street.
Turn right onto Lowell Road.

Take the third right onto a dirt road into the Property.
