HomeMy WebLinkAbout20250401 NOI Mierzwa 251 Green Dunes Drive 5- NARRATIVE FOR NOTICE OF INTENTNARRATIVE TO ACCOMPANY NOTICE OF INTENT For 251 Green Dunes Drive Barnstable, MA 02647 Map 245 Parcel 33 - LOT This Project is located on a Single-family home with approximately 6.9 Acres of Land. Abuts To the East by Halls Creek and with Resource area including Rever front, Salt marsh and Coastal Bank. To the South by Craigville Beach containing Costal Beach, Coastal Dune, and Coastal Bank. To The West by A Single-Family property owned now or formerly Lee & Carol Tesconi, and To The north by the property access to Green Dunes Drive, and a single family owned now or formerly by Jaquelin Hermsen. All resource areas were field Delineated October 18, 2024 by Tunison Environmental Consultants, LLC and incorporated to the Engineering Plans. The Proposal incudes the Construction of a private Dock in compliance with Chapter 703 Private Docks and piers sections 1 to 6. The first section is a 25’ long by 4’ wide board walk from the edge of lawn at the coastal bank to mean high water. The second section is an elevated access pier 55’ long with two support columns separated 4’ on center as required by 703-4 -I to cross the existing salt marsh. The Third section as a gang way approximately 11’ long and 3 feet wide, this will articulate up and down with the tide to allow access to the floating dock 10’x20’ to be set as T or L configuration as needed. The floating dock will be removed at the end stored outside of conservation jurisdiction land within the property. The proposed location was selected at the narrowest salt marsh crossing point and its approximate 35’ wide. The decking will provide the required 65% light penetration or more at the marsh crossing And the only permanent disturbance within the marsh will be a maximum of 16 pile bases for a total of 12.6 sf spread over the perimeter, diminished on overall impact since it is following chapter 703 structured for such purposes.
