PROJECT NARRATIVE
The existing site is a single-family lot located at 160 Peppercorn Lane in Barnstable. There
is a Salt Marsh on the property and portions of the property fall within the AE 11 flood
zone. The 50’ buffer to the salt marsh is intact with the exception of the pathway that leads
to the existing dock. Current development on the property falls within the 50’ to 100' buffer
and flood zone. The existing conditions on the property include a single-family home, pool,
stone pool terrace, pool fence, wood deck, retaining walls, stone motor court, gravel
driveway, entry gate, tennis court, lawn space under mature tree canopy, invasive and
ornamental plant material, and a dock/pier.
Enhancements to the hardscape and landscape are proposed within the 50’ to 100' buffer
to the Salt Marsh within areas that are presently disturbed, and native planting is proposed
to revegetate the 50’ to 100’ buffer in order to mitigate the effects of construction activities.
Storm water from any increases in hardscape will be captured and infiltrated on site. The
proposed project includes additions to the building of a garage bay and kitchen area,
relocation of existing pool equipment, rebuilding a portion of an existing deck, removal
and rebuilding a portion of an existing pool terrace, installation of planters, a retaining wall,
pool fence, pathways, and free-standing walls, removal and re-installation of an existing
driveway and motor court, installation of perimeter fencing, removal of lawn and non-native
trees and replanting with native vegetation.
Erosion control rolls and silt fence will be installed at the limit of heavy construction prior to
work commencing on site and will be maintained and remain in place for the duration of
construction.
Native planting is being proposed within the 50’ to 100’ buffer in areas that are currently
unvegetated or lawn. These plantings will help to establish a more contiguous native plant
buffer to create wildlife habitat and act as sediment and pollution filtration for the adjacent
water body.
