HomeMy WebLinkAboutNOI 112 Washington Ave • The proposed scope for the Carriage House project includes: o The existing garage bay on the right (east) side of the building has settled significantly and will be removed completely, including the existing roof deck and railing systems above. o A new “garage bay” will be constructed on a new foundation in the same footprint as the existing. o The existing second floor roof volume will be extended over the above noted third bay. o New dormers will be provided on the north and south facing sides of the building. o The existing stairs, railings and roof system on the left (west) side of the building will be removed and rebuilt in a similar location with improved alignment with the main roof structure and include architectural details more in keeping with the style of the main house structure. o A new ground level side entry will be included on the right (east) side with new porch roof structure with details more in keeping with the main house structure. o All existing exterior components are proposed to be removed and replaced with new components including all doors, windows, siding, roofing, trim, shutters etc., the majority of which will be replaced “in kind” in terms of look, scale, color and finish. o Some fenestration changes are being proposed as shown on the included elevation drawings. 31.86' TO SILLPARCEL ID: 287_116 AREA=15,979 S.F.
