HomeMy WebLinkAboutNOI 100 Washington Ave100/112 Washington Avenue Project Narrative • The existing gambrel style house and detached garage building were built in 1920 (according to the Town’s records/assessors field card) with very few/minor improvements made since that time. The majority of the exterior finishes and materials seem to be original to the old structures and are generally in poor to failing condition. • The proposed scope of the Main House project includes: o Lifting the existing house and providing a new concrete foundation system in the same location as the existing foundation (house location will not move). o The existing Porte cochere on the west side of the house will be removed completely (to allow for the house lift) and will be rebuilt with similar details on a new foundation (with a slightly reduced footprint) with a new roof deck and railing system above. o The existing front entry porch (south facing side) will be removed completely (to allow for the house lift) and will be rebuilt with similar details on a new foundation with a new roof deck and railing system above. o The existing sun room on the east side of the house will be removed completely (to allow for the house lift) and will be rebuilt with similar details on a new foundation (with a larger footprint) with a new roof deck and railing system above. o The existing shed roof porch on the north (back) side of the house will be removed completely. 2 new entry porches are being proposed on this side at a smaller scale and more architecturally integrated into the style of the house. o All existing exterior components are proposed to be removed and replaced with new components including all doors, windows, siding, roofing, trim, decorative corbels, shutters etc., the majority of which will be replaced “in kind” in terms of look, scale, color and finish. o Some fenestration changes are being proposed as shown on the included elevation drawings. o A new dormer is being proposed at the attic level between the 2 existing gables on the south facing side of the house which will not increase building height or project out further than the existing gable facades. 31.86' TO SILLPARCEL ID: 287_116 AREA=15,979 S.F.
