The home at 649 Scudder Ave is a contributing structure within the Hyannis Port National Register of
Historic Places. The oldest portion of building (the tallest gable-roof section) appears to be constructed
circa 1850 (or earlier) in the Greek Revival style, but the home, per the historical record, reflected classic
Victorian elements including a porch typical of Hyannis Port village.
Subsequent additions have been added over the years on the left, right and rear of the main structure. The
current owners, Alison and Mark Garrett, purchased the home from the prior owners, the Khozozians,
who hired Reef Builders to design and build their new home.
On behalf of the Khozozians, Reef Builders submitted a proposal to the Historical Commission that was
approved on February 20, 2024. In this proposal, they showed retaining the main structure of the original
building and demolishing portions of the building that did not appear original.
At the time of the Garrett’s purchase in 2025, the building was in significant disrepair and neglect.
Vegetation was growing through the joists, some of the floors had collapsed and the vinyl siding hid
extensive rot, rendering it extremely unstable. The building had been gutted to the studs, revealing a stick
frame construction.

Alison (Morey) Garrett and her family have been residents of Hyannis Port since 1960, when her
grandparents - William and Helen Burke - purchased their home on Irving Avenue. Alison’s parents
bought their home, 18 Mt Vernon Avenue, in the mid 1980s. The Garretts and their two daughters
purchased 34 Mt Vernon Avenue in 2009 for their family. When 649 Scudder came on the market in the
neighborhood their family has always loved, they were excited to take on the process of renovation and
restoration.
Their family’s longstanding history in Hyannis Port reaffirms the Garrett’s interest in preservation of the
village’s unique character for their and future generations. To this end, they are proposing changes to the
approved plan that return the house to its original historic facade. Personally, they envision 649 Scudder
Avenue as a multi-generational home, one that can be the center of their family for many years to come.
The Garretts have retained Milk and Honey Group, which specializes in the renovation and preservation
of historic residences, to research and redesign the approved plan in the hopes of restoring the home’s
architectural integrity. Old Hyannis Port, Massachusetts: An Anecdotal, Photographic Panorama (Paul
Fairbanks Herrick and Larry G. Newman) was published in 1968, and shows the original facade of the
home. It also showcases multiple homes of the period that defined the historical character of Hyannis
Port in the late nineteenth and early twentieth centuries.

The following revisions to plan are proposed:
Restoration of original wraparound porch on the west (front) and south facades.
Includes corbel details which are typical of the period (see historic photos) and clapboard
skirting.
Note the porch will not wrap to the north side (as in the original facade) due to the existing setback.
Restoration of windows to 2/2 (approved plan showed 6/6).
Restoration of clapboard siding on all sides of the house (approved plan showed cedar shake).
Removal of secondary door on front facade. Revise to a window (2/2) with shutters.
Revise the sunroom elevation (approved plan) to restoration of wraparound porch, an extended low-
roofed gable, and an extended entablature (south elevation).
The removed second door on the front facade will be picked up on the south elevation.
The low roof gable and entablature are signature elements of Greek Revival architecture and will
reference the original gable on the front facade.
Note: we do not have an historical image of the south facade.

Proposed architectural changes:
Whole house:
Remove all vinyl siding and evaluate potential rot and condition of exterior sheathing.
Replace or repair rotted or deteriorated exterior materials as needed and replace siding with
new, painted red cedar clapboards, 4” exposed coursing.
Remove all bent aluminum that covers exterior trim and evaluate potential rot and conditions of
exterior trim boards.
Replace or repair rotted or deteriorated materials as needed with materials to match all existing
profiles to keep the original architectural details.
Replace all vinyl shutters with true active shutters with hinge pins and holdbacks.
Remove all existing roof shingles and replace with asphalt shingles and copper flashing.
Proposed paint color, exterior: Benjamin Moore Simply White - OC 117. Proposed paint color,
shutters, Benjamin Moore Essex Green - HC-188.
Proposed roof shingles: Certainteed Landmark Architectural Shingles in: Weathered Wood,
Heather Blend or Driftwood.
Porch skirting: As needed with change in grade. Proposed: vertical, pressure treated wood,
painted to match the trim. Please see below for an example.

Right side elevation (south):
Construct new room with gable roof and trim details to complement the existing details of the
circa 1850 main structure.
Door from front elevation moves to right side elevation.
Left side elevation (north):
Remove existing assumed addition and replace with new structure in the same footprint. The
new structure will have eave and gable trim details matching the existing details of the circa 1850
main structure.
Rear elevation:
Extend dormer on second floor of main gable to connect with main gable.
Construct second floor addition to complement the existing details of the circa 1850 main
structure with gable roof that mirrors main gable.
