Kara Babcock, project architect, Union Studio Architecture & Community Design 05/07/2025 Detailed description of proposed work General scope of project modifications to Hyannis Public Library For reference, the Hyannis Public Library is a series of three distinct but interconnected buildings, each constructed and designed in different decades to address growth of the public library within the Main Street district over time. The overall proposed project includes: an interior renovation of existing structures with minor exterior rehabilitation, the demolition of a decaying existing building/wing, and the new construction of a replacement wing. The Hinckley buildingA. (c. 1830), which is the original and most Main Street-facing structure, is largely excluded from renovation work with one minor change noted below. The Eagleston A., which is the c. 1938 brick building (also Main Street-facing), will have interior renovations and minor rehabilitation on the exterior. The Twombly building B. (c. 1974) is proposed to be demolished with a new wing on its footprint. The Twombly C. is situated towards the rear of the library association’s property and is completely interior to the urban block, not visible from the public right-of-way of Main Street and quite distant in view from South Street. The Twombly wing largely faces the town’s public parking lot (also interior to the urban block). The construction will occur in two consecutive phases to allow for library operations to continue over the 2-year period. Phase I will be the renovation and rehabilitation of the Eagleston building and new underground utilities for the property. Phase II will be demolition and new construction of the rear wing. Refer to Certificate for Demolition or Removal for details of demolition work. Alterations to the Hinckley building (c. 1830) The majority of the Hinckley building is excluded from the alterations scope, with the exception of a rear room of the building which will serve the purposes of a staff lounge once the project is completed. MA EBC Level 1 Alterations for this room include interior refurbishment (new paint and lighting) and replacement of existing plumbing fixtures. One exterior window will need interior privacy film treatment (removable) as it will return to a functioning restroom as it was before it went into disrepair. This window is not facing the public right-of-way. The entirety of the Hinckley building interior will receive an exposed fire-suppression sprinkler system to bring it up to date with fire and life safety codes. An exposed system will allow for the interior layout and detailing of the building to remain unmodified. Sprinkler piping will be painted to match the interior walls/ ceilings. Alterations to the Eagleston building (c. 1938) The Eagleston building will undergo an MA EBC Level 3 Alteration. The scope of interior improvements is limited to the first floor and basement of the building, the second floor will remain as-is and the occupancy/use-type will not change. Exterior restoration/ repair of existing trim, shutters, brick masonry and slate roofing will occur where needed. All refurbished elements will match existing colors and be in-kind to the existing condition. Main exterior alterations will be window and door replacement. Windows will be Pella Reserve, which is their historically appropriate product line. The areas of the Eagleston building that will be impacted by the removal of the interconnected Twombly wing are to be treated respectfully and rehabilitated back to their original condition. The project scope does include small portions of the Eagleston rear façade (non-public facing) to be enclosed, but the intent is to leave the brick and original windows exposed to the interior, visible in public spaces of the library. Minor removal/ modification of exterior wall between Eagleston and Hinckley buildings To create a fully accessible campus for the library, there will be a minor modification under the IEBC Alteration Level 1 improvements to convert a double window into an exterior door which is located in an exterior wall between the Eagleston and Hinckley buildings D. (rear- facing, not visible from public-right of way). From research of historic drawings, descriptions and photos, the wall was not original to the Hinckley building (c. 1830), nor was it part of the Eagleston building plans (c. 1938). To the best of our knowledge, it was built at some time post-1938 to connect the two buildings with a conditioned hallway and flat roof. This existing connector provides the least obtrusive and most straightforward way to allow for accessible entry into the Hinckley building without disturbing the original structure. Proposed new construction The new addition is proposed to be wood framed construction, broken into 3 major masses, which relate to the various interior programs. The main entry massing, which is attached directly to the Eagleston building, holds the lobby and Adult Stacks for the library. It is to be clad in Alaskan yellow cedar shingle with select usage of Alaskan yellow cedar tongue and groove, all left to weather naturally. The trim is to be of polyash or a similar hard composite material, painted to match the expected gray color of the weathered cedar. The main entry structure includes standoff metal letter signage indicating “Hyannis Public Library” and an entry terrace, including an accessible ramp. The roof is to be architectural asphalt shingle, with exact color to be determined. The windows are Pella Reserve, an aluminum-clad wood window, with red frames and sashes as drawn in the elevation. The main entrance doors are hollow metal and storefront, with exact color to be determined, but anticipated to be red to match the windows. The “barn” structure is the southernmost mass, which holds the Children’s Wing and Teen Wing. It is proposed to be clad in Accoya board and batten, stained red. Accoya is a treated natural wood product, used for its dimensional stability and sustainable properties. It is similar to natural cedar in the way it weathers over time but withstands board warping better than cedar, which is important for the board and batten approach as well as the proposed shading devices. The trim, barn doors, and horizontal and vertical infill siding are also proposed to be Accoya. The stain opacity will vary for the barn doors. The roof is to be an architectural asphalt shingle, to match the Main Entry. The windows are Pella Reserve, with red frames and sashes as drawn in the elevation. The doors are hollow metal and storefront, with exact color to be determined, but anticipated to be red to match the windows. Between the two structures of the main entry and “barn” is a connector mass, which is cedar tongue and groove left to weather naturally and storefront glazing system. The connector portion contains meeting room and multi-purpose room programing. The storefront system mullion color will be a gray color to match the weathered shingle. A.
