1. Automatic Sprinkler Systems / The building does not have
an existing automatic sprinkler system installed. This is a
Chapter 8 - Alteration Level 2 and sprinklers are not required
to be installed.
2. Finishes / All finishes will conform with 780 CMR Chapter 8.
3. Accessibility Code / The tenant space and egress will be
accessible and in conformance with 521 CMR.
4. Structural / There are no structural requirements as part of
this project scope.
5. Egress Lighting & Exit Signs / The egress lighting and exit
signs will conform fully with 780 CMR Chapter 10
requirements. Exit signs and emergency lighting are
provided at both Exit Doors. Per 780 CMR (1008.3.3 Rooms
and spaces) emergency illumination is only required for
public restrooms with an area greater than 300 square feet.
6. Occupant Load / Per 780 CMR (Table 1004.1.2
Maximum Floor Area Allowances per Occupant) the
Occupant load for the tenant space is calculated in table to
the left. Occupant load for the building is 65.
7. Number of Exits / Four exits are provided on the first floor.
Per 780 CMR, the Basement level has an occupancy of 10
who egress up the open stair and out the nearest exit on the
first floor. (Table 1006.2.1 Spaces with One Exit or One Exit
Access Doorway) With an occupancy of Assembly and a
maximum occupant load of less than 49 only one exit is
required from the Basement level. The exit travel distance
meets the requirement of less than 75'-0" for a
unsprinklered building.
8. Means of Egress / Per 780 CMR the egress path will be a
minimum of 44" wide for a space with a required occupant
capacity of more than 50 occupants. (1023.3 Exit
Passageways - Width.) The egress capacity of 44"/0.20" per
occupant = 220 occupants.
9. Maximum Exit Access Travel Distance / Per 780 CMR
(1017.2 Exit Access Travel Distance) No exit is located more
than 200 feet from an accessible exit access in this
unsprinklered building with Use group Assembly (A-3)
(Libraries).

GENERAL NOTES
A. Do not scale off the drawings. Request critical dimensions
from the architect as needed.
B. The general contractor is to verify all field conditions and
dimensions prior to the commencement of each portion
of work.
C. The contract documents and specifications are
complimentary, what is required by one is as binding as if
required by all. The contractor shall coordinate all
portions of the work as described in the contract
documents. Notify the architect for resolution of all
discrepancies prior to construction.
D. All existing sprinklers, fire alarms, fire strobes, exit signs
and emergency lighting to remain in current locations,
unless noted with keynotes to be removed or relocated.
DEMOLITION KEYNOTES
D1. Demo existing GWB partitions from floor to ceiling
including baseboards, electrical outlets and switches as
required by scope of work.
D2. Demo existing doors, including frames and casing. Save
and protect any doors noted for reuse in new scheme as
noted door schedule.
D3. Light switches to be demo'd and rewired to coordinate
with switching as needed.
D4. Demo and relocate wall HVAC register per design/build
mechanical scope of work.
PROJECT KEYNOTES
1. New painted GWB partitions floor to ceiling installed with
new painted wood baseboards to match existing building
conditions. Typical new partitions to be 2x4 wood stud
construction with one (1) layer of 5/8" gypsum drywall
either side of stud. Skim coat & two (2) coats of paint on
only new GWB partition walls, doors, casing and trim
throughout scope of work area.
2. New doors, frames and casings installed per door
schedule. New door hardware as required.
3. Power outlets to be coordinated in new scope of work.
4. Verify HVAC supply and return volumes in a design/build
scope of work with a mechanical contractor. Note any
wall, floor or ceiling registers that need to be demo'd with
select partitions.
5. Infill patch all GWB ceiling areas affected by demolition of
partitions. New paint on ceilings throughout scope of
work area.
