HomeMy WebLinkAboutNOI 77 Third Ave June 23, 2025 Town of Barnstable Historic Commission Mr. Robert Frazee, Chair Planning and Development, 3rd Floor 367 Main Street Hyannis, MA 02601 RE: Proposed Cottage Restoration/Renovation/Addition Project 77 Third Avenue West Hyannis Port Dear Mr. Frazee, The property at 77 Third Avenue consists of two (2) existing structures: a residential cottage constructed in 1940; and a detached garage constructed in 1984. The original cottage was built by Patricia’s grandfather in 1940 and her mother, Margaret Ann Nakache, purchased the property in 1960. Patricia grew up spending summers in the cottage with her family and, along with her husband Patrick, purchased the property in 2018. The owners are proposing an improvement project on the site that includes the following scope of work: • Demolition of the current garage structure (1984) • Restoration/renovation of the cottage (1940) • Additions to the side and rear of cottage to expand the living areas and an attached garage Because the cottage is over 75 years old, we have submitted the attached application for consideration by the Town of Barnstable Historic Commission. The existing cottage is 660 square feet and in need of significant renovation. The owners tasked Saltonstall Architects to renovate and expand the cottage rather than demolish because of its history in Patricia’s family. The proposed renovation maintains the exterior character of the cottage on Third Avenue and Pine Way (a paper-street), while renovating the interior into a great room that will showcase the original structure. The cottage will be temporarily lifted from its existing pier foundation in order to excavate and pour a full foundation below. New additions to the cottage are proposed to the side and rear of cottage to expand the footprint of the home to meet the family needs. Per the application requirements we have attached the submission form, photos of the existing cottage, a proposed site plan, and elevation of the proposed renovation/addition. Given our intent to restore and improve the existing cottage, we hope you will agree that the project does not require a further submission or formal hearing process with the Historical Commission.
