Subject: Submission of Revised Plan for 64 Greenwood Ave., Hyannis, MA (DEP File# SE3-6239)
Dear Ed & Members of the Conservation Commission,
On behalf of the applicant, Maximiliano De Paula, I am submitting the following attached materials
pertaining to a minor site plan revision for the proposed home addition and pool at 64 Greenwood
Ave., Hyannis:
• Revised Site Plan, dated August 20, 2025 (2 signed/stamped original plans & 8 copies)
• Completed Form R Revised Plan Request
• Check for the $50 application fee
The applicant wishes to request the approval of one minor change to the proposed pool construction
that was previously approved. This change involves some additional pool deck area to the north
and east of the proposed pool (Note: The pool location has not changed, just the addition of some
pool deck area).
The proposed work represents an increase of hardscape within the 50-100 ft. buffer zone from the
original 163 square feet (sf) to 326 sf. This generates a required area of mitigation plantings of: 3 x
326 = 978 sf. A total of 980 sf of mitgatrion plantings is proposed, and is to be located in the same
general location as was previously shown (between the addition and the BVW).
We respectfully request your approval of this revised plan, and the associated mitigation planting
area.
