Members Present: Cheryl Powell, Jack Kay, Laura Cronin, Peri Wentworth and Kevin Matthews
Members Absent: Conrad Watson, Tom Doherty and Cornelius Cawley
Staff Present: Corey Pacheco, Senior Planner and Karen Pina, Principal Assistant, Planning & Development

To all persons deemed interested or affected by the Town of Barnstable’s Hyannis Main Street Waterfront Historic District
Commission Ordinance under Chapter 112, Article III of the Code of the Town of Barnstable, you are hereby notified that a public
meeting is being held at Town Hall, 367 Main Street, Hyannis, MA Selectmen’s Conference Room, 2nd Floor 6:30 P.M. on
Wednesday, October 1, 2025 . All public hearings and other matters anticipated by the Chair listed below may be acted upon.
The meeting will be televised live via Xfinity Channel 8 or high definition Channel 1072. It may also be accessed via the Government
Access Channel live stream on the Town of Barnstable’s website:

473 Main Street, Partners, LLC – 473 Main Street, Hyannis – Map 308 Parcel 084
New structure, fence and sign
William Planinshek for 473 Hyannis Inn – asking for A frame signage, paint building to match existing approved color, raw bar to
match existing approved existing tiki bar, fence PVC, cannot get the matte finish from any supplier.
Kevin Matthews, asks for clarification if all corrections made from the previous application, building?

Laura Cronin, fence not completed. Some additional items as well. Bandstand had a picture, now there are outdoor televisions
there. Fencing and landscaping, cannot be done until fencing is done.
William Planinshek, wasn’t aware about televisions being outdoors, being restricted.
Laura Cronin, also video in the window – check with licensing about the televisions, this goes with the entertainment.
Kevin Matthews, a wood A frame would be acceptable, not plastic. Doesn’t like the shiny finish of the fencing. Is matte available
anywhere?
Laura Cronin, other materials that can be used, wood, i.e. painted Azek possibly with a matte finish.
William Planinshek, cedar? Lattice top with cedar?
Laura Cronin, yes, cedar would be acceptable.
Chair Cheryl Powell clarifies, ok with wood A frame sign and cedar fence, wood that could be painted white, with a lattice top.
Peri Wentworth, construction of the raw bar, clarifies – quotes from Staff Report.
Laura Cronin, would like to see the materials again – for raw bar, this will be different.
William Planinshek points out from the plan, 6 x 6, same but smaller version.
Kevin Matthews, lighting clarifies where will be – no lighting plan? Dining area will match what is in the tiki area?
Laura Cronin looks for clarification of the layout plan that was submitted.
Peri Wentworth, asks for lighting plan, sketch to show where lighting will be placed.
Laura Cronin, white wash, if same and can duplicate, need to make sure it’s the same.
Kevin Matthews, clarifies what was acceptable previously per the working group; Laura and Tom going and checking the location.
Jack Kay, white wash should show some of the color - Discussion regarding white wash and paint.
Corey Pacheco, Staff recommendations; Continue the hearing until next meeting for clarification on fence detail and mock up
sample of the paint. More detailed material list for the raw bar. List of materials that will be being used.
Laura Cronin, patio furniture needs to be identified as well. Need to see pictures of what is there now.
Corey Pacheco, photo or specification regarding the type of A frame for sign, cedar fence design, swatch if paint, raw bar materials,
lamp post lighting, put on site plan for us. Patio furniture, provide pictures and the lighting and plan where will be placed.
William Planinshek, he will bring 3 types of bricks to show color of the whitewash.
Corey Pacheco clarifies the fencing and where.
Laura Cronin, front façade, will awning be painted as well? String lights, as what is approved now?
William Planinshek, yes, to match what is there now.
Laura Cronin, confirms televisions have to be through licensing. Check license to see what it states.
Motion made by Kevin Matthews to continue to October 15, 2025, meeting; with new photos of sign, wood, photos of fence,
cedar, lighting plan, white washed brick samples, pictures of patio furniture, check entertainment license, seconded by
Peri Wentworth,

Hyannis Engine House presentation – original presentation August 6, 2025, continued on September 3rd to October 1st, 2025
Email from Julie Darling dated/received September 24, 2025 - stating not ready with any new materials to discuss. Will contact
when ready. Chair Cheryl Powell reads email into record.
Matters not Reasonably Anticipated by the Chair
Corey Pacheco, working to schedule a joint meeting with Planning Board for guidelines.
Building Commissioner is tentative for October 15th.

Chair Cheryl Powell entertains a motion to approve the draft minutes of Sept. 17, 2025, moved by Kevin Matthews,
