Re: 545 Sea View Avenue, Osterville – Historic Determination
Dear Members of the Historical Commission,
I am writing regarding the property located at 545 Sea View Avenue, Osterville. As part of
our due diligence regarding the proposed project at this address, we have researched the
historic status of the existing dwelling.
Based on a review of the Town of Barnstable historic inventory, the Massachusetts
Cultural Resource Information System (MACRIS), and the National Register of Historic
Places, we have confirmed that the existing structure is not listed on any local, state, or
national historic registry. In addition, the property is located outside of the designated
Wianno Historic District and has not been identified as a building of historic or
architectural significance in prior surveys.
For reference, please see the attached presentation, which includes:
• A GIS map showing the parcel in relation to the Barnstable Historic District map
• Current site photographs of the property and its surroundings, with the following
observations:
Inland (Entry) Façade
• The original structure is very simple and not a defining example of regional
architecture.
o Window proportions, including the 6/6 lites in the original, are nearly square,
rather than the more vertical authentic Cape Cod proportion.
• A later-built garage overwhelms the original structure.
o The garage diminishes the presence of the original building.
o The sidewall of the garage introduces a new architectural language
inconsistent with the original house.
o Arched garage doors are not characteristic of the original style.
o The rhythm and simplicity of the original façade are obscured by the garage.
o The entry is visually diminished by the extended garage.
Waterfront Façade
• A later two-story addition overwhelms the scale of the original structure.
o The rear façade of the original house appears to have been demolished to
accommodate the addition and large sliding glass doors.
• Windows and doors on this façade are not historically appropriate.
o Proportions and glazing patterns are inconsistent with historic architecture.
o Trim details vary between old and new construction.
We respectfully request confirmation from the Commission that 545 Sea View Avenue is
not considered historically significant under applicable guidelines. This confirmation
will allow us to move forward with project planning and design with a clear understanding
of the required review process.
Please let me know if you need any additional documentation or if a formal determination
meeting is required.

Inland entry façade
1. The original structure is very simple and not a defining example of regional architecture.
• The window proportions, including the 6/6 lites in the original, are almost square, not the
more vertical authentic Cape Cod lite proportion.
2. A garage was a later build that unfortunately overlaps the original structure in an overwhelming
manner.
• Garage obfuscates any historical presence of the original building.
• This garage sidewall is a new language to the original building and stands apart.
• Arched garage doors are inconsistent with original style.
• The rhythm and any grace the original façade may have had is covered by the garage.
• The entry is obfuscated by the extended garage.

accommodate the addition and the extra-large, non-historical sliding glass
doors.
• The addition at two stories overwhelms the diminutive scale of the original
structure.
2. The windows and doors are not historic in any way.
• The proportion and size of the glass lights is not consistent with historical
architecture.
3. The trims are not consistent between old and new.
