The Applicants seek to convert an existing carriage house whose upper floor has been used for
habitation in years past into a one-bedroom apartment on a property which is also improved with a
historic home (circa 1716) which is now used as professional office space. The carriage house is
partially within a flood zone and, given that interior renovations will exceed 50% of the structure’s value,
the carriage house must be lifted to meet FEMA requirements. A new foundation will be constructed as
part of the scope of work. (existing elevation +/- 13.09’; proposed elevation +/- 15.33’) .
The carriage house’s exterior alterations include the following:
1. Adding (2) and relocating (1) windows with white, 6X6, exterior glued Anderson A series
windows as shown on the plans;
2. Replacing the left-side window on the south elevation with a black 4 paneled fiberglass door,
installing granite stairs to provide the necessary second means of egress and installing a
carriage light matching the existing and to be re-used light adjacent to the east façade door;
3. Replacing the existing door on the east elevation with a black, divided light door,
constructing a covered portico entrance (25 sf), railing and exterior stairs;
4. All window casings, trim, and siding will remain white. All doors, including tongue and
groove garage doors, will be black. The roof will remain unchanged (GAF architectural
shingles in weathered wood).
The Applicant has consulted with the Barnstable Building Commissioner and has confirmed that
Conservation Commission, Board of Health and an administrative site plan review are required in
addition to review before the OKH District Committee.
