Blades Residence 19 Irving Avenue The proposed project involves the renovation and expansion of an existing two-story residence situated on basement and crawl foundations. The scope includes an approximately 1,000 SF (footprint) addition at the south side of the property; however, the design intent is to maintain and enhance the character of the existing home. As demonstrated in the accompanying demolition and preservation analysis, roughly 70% of the existing structure will be preserved. From a zoning standpoint, the property is existing non-conforming, and all proposed conditions adhere to the extents of this non-conformity. The existing north façade along Irving Avenue will largely be retained, with most window and door openings maintained and exterior details either preserved or replaced in kind. Proposed façade refinements are limited to historically appropriate material and trim enhancements consistent with the architectural vocabulary of the existing home and neighborhood. The rear addition has been carefully composed to extend existing roof slopes, ensuring the new volume feels contiguous with the original structure. Its placement at the south side of the property minimizes visibility from public ways, allowing the historic street-facing elevation to remain prominent and recognizable. Interior and exterior improvements include modest reconfiguration of main-level living spaces and lower-level sleeping areas to support contemporary family use while improving upon the home’s established scale and massing.
