At the September 22, 2025 Planning Board meeting members discussed proposed zoning
amendment #2026-006, which seeks to repeal the Downtown Village District and amend the
Zoning Map to Replace the Downtown Village (DV) District with Downtown Neighborhood (DN)
Zoning District.
During the meeting Board members expressed concerns with repealing the entirety of the DV
District, as it was stated that the Town should be incentivizing redevelopment of underutilized
and/or blighted properties while also creating a tiered development pattern.
As such Town staff have offered an amended map that keeps the DV zoning intact along North
Street and portions of Main Street, while converting much of the existing DV district to DN along
the edges of the downtown Hyannis zoning.
A copy of the amended map is attached, as well as the existing zoning map for comparison.
