Our names are Peter and Julie Badot, and we are residents and abutters living adjacent to the
proposed Great Marsh developement. I am writing to submit the following comment for
inclusion in the official record regarding Appeal No. 2025-025, the Chapter 40B application for
the Great Marsh Road / Phinney’s Lane property.
I understand that this application is being reviewed under the provisions of Chapter 40B, and I
appreciate the Board’s responsibility to balance housing needs with local public safety and
environmental concerns. My comments are intended to support a thorough and well-documented
review process so the Board has a complete and defensible record on which to base its decision.
Before the Board deliberates or takes a vote on this application, I respectfully request that the
record include written comments from the Fire Department, Department of Public Works/Town
Engineer, and Police Department addressing emergency access, traffic safety, roadway
operations, and site functionality at the proposed scale and intensity of development. If any of
those reviews identify unresolved issues or rely on assumptions, I ask that the Board require
independent peer review, selected by the Town and funded by the applicant, so that any
conditions imposed are based on documented technical analysis rather than future
determinations.
Ensuring that these reviews are completed and included in the record prior to a decision will help
protect public safety, provide clarity to all parties, and strengthen the Town’s position should the
application be subject to further review or appeal.
