HomeMy WebLinkAboutPublic Comment from MorinFrom: Larry Morin To: Jake Dewey and the Zoning Board of Appeals (ZBA) attention: Anna Brigham Subject: Public Comments following the January 14, 2026 meeting/hearings It is requested that the following comments be circulated with all of the members of the ZBA and to the applicant and developer. It is my understanding that the next scheduled session will be held at the Town Hall in person on February 11, 2026 1. The report or presentation of traffic issues and impact should, in my opinion, be discarded. It is recommended that an independent and objective study be commissioned to document actual facts and both the positives and negatives. This new study should be funded by the applicant, but not subject to the directives or requirements from the owner. 2. The funding sources were not, in my opinion, clearly documented or explained. The sources of funds would, at the minimum, disclose in detail for the infrastructure, permits, and breakdowns with respect to, either: (a) the single family homes (20) and the apartment building (36 units), with construction costs as well as the anticipated sale/rental prices as income; OR (b) any other proposed changes as to single family/apartment building(s), also including costs to construct as well as projected income from sales/rentals and (c) a clear delineation as to “what really is affordable and the breakdown of units between the varied structures; and (d) options and reasons for using 40B or any other options under the state code, with pro/cons as to facts and reasons. 3. regarding “local needs”, provide a clear statement listing all of the “positives” as well as recognized or anticipated “detriments” 4. it is respectfully recommended that the presentations by all four of the representatives of and for the owner/developer be completely reviewed in light of the public comments and revised to present fair and objective reasons, pro and con, to enable the ZBA to make its findings and determinations.
