Good afternoon Anna,
Thank you for reaching out and for allowing me the opportunity to provide input on this
topic. Many of our initial concerns have already been addressed, which we appreciate.
From a site plan perspective, our primary focus areas are flre department access, turning
radius, flre hydrant placement, and traffic. With the proposed emergency access road in
place for apparatus, we simply want to ensure the property owner understands that
ongoing maintenance will be their responsibility, including vegetation control and snow
removal, and that this will be enforceable.
Turning radius was discussed early in the process and the appropriate apparatus template
was utilized during the design phase. Fire hydrant placement will be coordinated in
collaboration with C-O-MM Water Superintendent Craig Crocker, as building elevation and
site conditions may infiuence flnal locations. Any traffic related concerns were addressed
through the completed traffic study.
Additional flre protection requirements such as sprinkler systems, flre alarm systems, and
egress will be reviewed in greater detail during the permitting phase and do not need to be
addressed at this stage.
It is also worth noting that the C-O-MM Fire Department has not increased staffing since
1999/2000. Since that time, overall call volume has increased by approximately 64%, along
with the complexity and variety of incidents. As development continues and population
increases, service demand will continue to rise as well. We will always prepare ourselves
to meet the needs of the community and answer the call, and this remains an important
consideration as the district continues to evaluate future staffing needs.
We will have a representative from our department in attendance tomorrow. Thank you
