When the subject property was redeveloped in 2005, the applicable zoning district was HB
which afforded the applicant internal illumination and a maximum aggregate square footage
allotment of 100 sq ft. Amendments to this district followed.
Currently, the sign now proposed is a replacement of a permitted pre-existing non-conforming
sign.
The proposed replacement cannot be approved as a matter of right and must be considered by the
Zoning Board of Appeals as the proposal does not satisfy the current criteria for as-of-right
approval.
