SUBDIVISION WAIVERS REQUESTED:
801-26 Streets
C. (2) Minor and secondary dead-end residential streets shall be provided at the closed end with a turnaround
having an outside paved roadway diameter of 90 feet and a right-of-way diameter of 105 feet. A waiver is
requested to not have a turnaround at the end of the dead-end street.
801-49 Street Trees
Street trees, with a caliper of not less than 2 1
2 inch diameter, and of a species approved by the tree warden.
shall be planted on each side of every street in the subdivision wherever, in the opinion of the planning board,
existing woodlands or absent or not retained...... A waiver is requested for the south side of the roadway as
the Municipal parking lot crosses into the locus parcel.
NOTES:
1.THE PURPOSE OF THIS PLAN IS TO RECONFIGURE THE EXISTING LAND
INTO A NEW ROAD WAY AND 4 NEW CONFORMING LOTS.
2.THE EXISTING STRUCTURE SHALL BE REMOVED TO CONFORM TO
ZONING.
3.THIS PLAN WAS PREPARED IN ACCORDANCE WITH THE 2006 LAND
COURT MANUAL OF INSTRUCTION.
4.THIS PLAN IS A DIVISION OF UNREGISTERED AND REGISTERED LAND
OWNED BY BORNBAM ASSOCIATES LLC.
5.I FURTHER CERTIFY THAT THE CONDITIONS ON THE GROUND ARE THE
SAME NOW AS AT THE TIME OF THE ORIGINAL SURVEY.
6.ALL MEASUREMENTS FOR THE SURVEY TRAVERSE AND SIDE SHOTS
WERE MADE BY EDM MEASUREMENTS.
7.REDUNDANT OBSERVATIONS WERE OBTAINED ON EXISTING
MONUMENTATION AND ALONG TRAVERSE LINES BY MEASURING
