HomeMy WebLinkAboutPublic Comment from H Temple WEBA Response 2-11-26 The neighbors of Wequaquet estates support affordable housing initiatives as there isn’t enough entry level homes available for locals. We have however significant concerns about impacts to our neighborhood, safety issues, and environmental design issues among others. Our #1 concern is the cut through intersection proposed by the developer Michael Egan. We are a tight knit lake neighborhood with very narrow and winding roads. Our neighborhood is full of walkers, runners, dogs and friendly people who look out for and help one another. We abut Phinney’s and Great Marsh roads and collectively make frequent trips on both each day. The cut through allows people to get on Phinney’s by driving through our neighborhood in a much safer and more desirable way than the busy Great Marsh/Phinney’s intersection where the super busy Phinney’s and Route 28 intersection frequently backs up, blocking the Great Marsh entrance. I can explain this best by using the maps you have all been provided. In the October 8th, 2025 meeting Atty Singer and Mr. Egan made some comments that I would like to address. 1) Atty Singer stated at the meeting “We considered including 40 Richardson in the project which could have an access point on Richardson. Yes, we could do that from a legal standpoint.” “We would have to demolish the home because the state requires consistency with the units” 2) Mr. Egan stated “We considered this cut through…among other options, but nothing would stop people from going from Great Marsh to Richardson and I would n’t want to live in a subdivision like that.” “I think it’s bad public policy. We agree with Mr. Egan, that with an intersection at Juniper rd and a second egress onto Richardson, our neighborhood would be tempted to use the cut through if only to get to the bakery! Perhaps Mr. Egan was unaware that the intersection would create a cut through within our little neighborhood. This is precisely why we propose that Mr. Egan move the Main Great Marsh egress 3 ½ properties toward Phinney’s thereby offsetting the entrance taking away the cut through within our neighborhood and potential cut through within the proposed subdivision to a second egress on Richardson. In Mr. Egan’s response letter dated February 6, 2026 The reasons given to explain why shifting the roadway offsetting Juniper road “cut through intersection”, are as follows: 1) Offsetting the intersection would interject new conflict points. We contend that a 4 way intersection has 32 conflict points and a three way intersection has only 9 conflict points. 2)…And potentially lead to headlights shining into houses across the street. We can supply names of Wequaquet Estates neighbors who live on Great Marsh who would be affected by headlights. These neighbors support the decision to shift the intersection away from Juniper as they value the safety of walking in our quiet neighborhood. I am sure as a sign of good will, WEBA neighbors and Mr. Egan could supply them with room darkening shades if needed. 2) “The proposed subdivision will not result in any through traffic to adjacent subdivisions (WEBA) The existing traffic is intended to travel either left or right on Great Marsh.” I am curious as to where they got the documentation to assert that “There will be NO through traffic to adjacent subdivisions” That assertion simply does not ring true. To repeat what Mr. Egan himself said “We considered this cut through… but nothing would stop people from going from Great Marsh to Richardson, and I wouldn’t want to live in a subdivision like that” Please be a good neighbor Mr. Egan and move the intersection.
