The dimensional information provided is the proposed dimensions for the Project as shown on the submitted plans. PART I GENERAL ORDINANCES • Ch 112 – review of buildings over 75 years old prior to demolition o Removal of three houses at 39, 51, and 61 Great Marsh Road • Ch 180 Scenic Roads o Removal of street trees along Great Marsh Road as necessary to construct subdivision roadway • Ch. 240 Zoning Ordinance – the following Sections: o Minimum lot area (HO, RD-1, and RC Districts and RPOD overlay) ▪ Density -- allow 36 single-family, detached homes on 6.76 acres of land with lot sizes ranging from 5,005 sq. ft. to 8,606 sq. ft. o Minimum Lot width: 30 ft. o Lot Shape Factor: 35 o Front Setback: 20 ft. (RD-1 Zone) o Side Setback: 7.5 ft. (RC Zone) and 7.5 ft. (RD-1 Zone) o Rear setback (HO zone): 10 ft. o Front landscape setback (HO Zone): 0 ft. o Side landscape setback (HO Zone): 0 ft. o Rear landscape setback (HO Zone): 0 ft. o FAR (HO Zone): to allow up to 50% 2 o Street trees spacing (Zoning and Subdivision regulations): ▪ Requesting 1 tree/ 55 ft of road frontage where 1/30 ft is required o Article IX Site Plan Review, erection of freestanding sign • Ch. 801 Subdivision Regulations o Section 801-15 Tree Map o Section 801-18 Environmental Analysis Form o Section 801-26 C. Dead end streets o Section 801-29 Sidewalks o Section 801-41.B. to allow storm drain piping to be ADS N-12 CPP o Section 801-49 to allow street tree spacing at 1 tree per 55 ft of road frontage. o Appendix A: ▪ To allow roadways constructed per Type of Street Minor ‘A’, but to allow: • Design speed to be 25 mph • a 40 ft right-of-way width • minimum centerline radii of 50 ft. • Cape Cod Commission -- Cape Cod Commission Act, Chapter A, Enabling Regulations, Regional Policy Plan, and Technical Bulletins for review of proposals containing 30 or more residential units. For purposes Chapter 40B, the Cape Cod Commission is expressly designated a local board.
