I would like to provide additional input regarding the Great Marsh 40B proposal. I appreciate the applicant’s decision to revise the project from 20 single -family homes and a three-story apartment complex to 36 single-family homes; this is a meaningful and welcome change. With respect to roadway design, I would like to offer a local example relevant to the discussion of three-way versus four-way intersections. Along Phinney’s Lane, between Route 132 and Route 28, there are approximately 30 intersections. Of these, only one is a four-way intersection—Phinney’s Lane and Old Strawberry Hill Road—and it has proven to be the most hazardous. Due to a history of accidents, the Town recently installed stop signs on Phinney’s Lane, converting the intersection into a four-way stop. Regarding traffic mitigation, I would like to reiterate my request that a “No Through Traffic” sign be installed at the intersection of Juniper Lane and Great Marsh Road. Such signage clearly communicates that the roadway is not intended for cut-through traffic. As a comparable local example, Point of Pines Road at its intersection with Great Marsh Road is posted with a “Dead End” sign (see attached photo). While the road does in fact connect to Juniper Road, the signage effectively discourages its use as a shortcut. Finally, I respectfully request that the applicant be required to construct a sidewalk from the emergency access road exit on Phinney’s Lane to the existing sidewalk on Route 28. This connection is important to ensure safe pedestrian access to nearby commercial areas and bus stops. Thank you for the opportunity to provide comments on this proposed project.
