Dear members of the board:
As the homeowner at 62 Great Marsh, directly across from the proposed project
entrance, I would respectfully request that, if the Board is inclined to approve this
application, specific conditions be included to address the concentrated impact at this
location.
Given that all project traffic will enter and exit directly across from my property, I ask that
the following conditions be considered:
1. Entrance Design & Traffic Safety
• Independent verification that sightlines meet or exceed safety standards
• Road design that minimizes sharp turning movements into Great Marsh
• Consideration of traffic calming measures such as signage or speed controls near
the entrance
2. Headlight Mitigation
• Installation of landscape buffering, berms, or fencing at the entrance to reduce
direct headlight glare into my home
• Orientation of the entrance to minimize direct alignment with existing residences
where feasible
3. Landscaping & Visual Buffer
• A requirement for year-round vegetative screening (not just seasonal)
• Maintenance of this buffer by the HOA or responsible entity in perpetuity
4. Drainage Protections
• Independent review to ensure that no stormwater runoff is directed toward or
impacts 62 Great Marsh
• Clear long-term maintenance responsibility for all drainage systems
5. Ongoing Compliance
• A condition that all approved plans related to the entrance, drainage, and buffering
are strictly adhered to, with enforcement mechanisms if they are not
While I appreciate the applicant’s revisions to reduce overall density, the impact at the
entrance remains highly localized and significant, and I believe these conditions are
necessary to ensure safety and protect directly affected properties.
