Please see below comments from WWC MeeƟng 4/28/2026
1) Channel Point Rd, LLC 107 Channel Point Rd, Barnstable, MA 02601 Map 326/Parcel
078. Applicant proposes replacement of exisƟng concrete seawall with vinyl bulkhead
sheeƟng with a 20’ extension
WWC and HM Staff approved this NOI as proposed.
2) ScoƩ Miller, LDS Development Group, LLC 640 PoponesseƩ Rd, Barnstable, MA 02635
Map 006/Parcel 018. Applicant proposes the construcƟon of a permanent, elevated
private dock with a float and removable ramp (connecƟng dock to float). The applicant
intends to launch motorized craŌ from the float at the end of the dock.
WWC and HM Staff approved this NOI as proposed.
3) Stephen Madden 95 Eel River Rd, Osterville, MA 02655 Map 116/Parcel 121. Applicant
proposes to reconstruct and extend exisƟng permanent pier, replace ramp and float,
relocate kayak racks and provide electrical service and water.
Deferred by WWC Ɵll next meeƟng; no engineer present.
WWC requesƟng that comments be submiƩed to the ConservaƟon CommiƩee
before a decision is made.
HM not in approval of this project as presented, a 48’ extension of exisƟng structure may
negaƟvely impact navigaƟon and current West Bay Mooring Area.
4) Pamela Randon 117 Eel River Rd, Osterville, MA 02655 Map 116/Parcel 097. Applicant
proposes to reconstruct and extend exisƟng permanent pier, replace ramp and float,
relocate kayak racks, provide electrical service and water.

5) Brian & Nicole Connolly, 169 Salten Point Road Barnstable, MA 02655 (property ID:
301 003). The applicant proposes to construct a boardwalk above mean high Ɵde for
access to the waters of Barnstable Harbor. The project includes salt marsh restoraƟon
for a proposed net environmental benefit to resources areas.
No vote was passed for above NOI, as the TOB Legal Department advised commiƩee that it was
not within their purview.
HM has no comments at this Ɵme.
