RE: Certificate of Appropriateness Application – 101 Maushop Avenue
In regards to the revised plans I believe that the structure itself remains too large for the
surrounding area. It's just an imposing structure lining the entire side of the street and
adversely effects every neighboring property. I have a number of issues with the
application itself which I posted for public comment on the original meeting which were
never addressed and I don't feel these revised drawings alleviate those issues and only
make them more concerning.
The revised site plan is inadequate and does not properly reflect the changes being
proposed. The location of the proposed structure is about 8' above the street line. The site
plan itself does not show proper elevations anywhere along the property which
exacerbates the height issue of the building being proposed. The OKH board is not being
shown just how high the structure is going to be placed in relation to where it is being built
and the height from the street. The setbacks are not clearly stated on deck side and looks
to be over the 15' rear setback limit. The site plan shows various notes about paving
slopes. If slopes are being noted, how does it reflect to the existing grade which is not
shown. The site plan itself is not marked as being drawn by someone qualified (architect,
engineer, surveyor). If the site plan is not accurate and not showing these important
features then how can the board be able to approve an application if it doesn't reflect the
property appropriately.
The revised drawings are hard to read when enlarging for details and notes. It appears that
the new proposed structure's roof height (10' height) is larger than the existing home which
makes this structure taller than it should be. Possibly a 9/12 pitch on part of the new
structure instead of a 7/12 pitch on the existing structure. When the house is elevated on a
hill, the roof should be scaled down and not make it larger than the existing home.
In addition, no manufacturer samples/brochures were provided in the application for any
paint, windows, entry door, or garage doors for what material they are or what they'll look
like. The homeowner provided pictures of homes with varying degrees of navy blue and
black but not a single paint sample. The lack of any true sample with different pictures
essentially leaves it up to the homeowner to pretty much use any material or color of paint
they choose because the pictures they provided will leave everything up to their discretion
and interpretation.
