HomeMy WebLinkAboutMueller in Opposition Public Comment - 6.24.26Erica, This note is in reference to the current proposal by 101 Maushop which is now (as of 6.23.2026) available on the Town of Barnstable website which is to be discussed at tonight's OKH meeting. It looks like the additional driveway access to Maushop has been eliminated which ameliorates the safety concern. The site location has also been moved. The 2-story structure is now positioned as close to the corner of Offshoot and Maushop as possible. The proposed siting is at the edge of the highpoint of the lot which is about 8 feet above the height of the asphalt road of Maushop. With a standard 2- story height of ~10 feet per story, that could translate into an ~28 foot edifice (rear elevation) facing the road as one turns onto Maushop. (I couldn't make out the height dimension in the current proposal). The rear edifice appears to have windows which temper the "wall effect" but the proposed structure still dominates the view which is uncharacteristic of the neighborhood. In the last OKH meeting, the applicant referred to nce in the an existing 2-story detached garage/residential structure in the neighborhood. The design to detach this structure was intentionally to maintain a the view of the ocean when approaching the property on the roadway rather than to block the ocean view with a 2- story structure. Also, the profile to the street in this case is a side profile minimizing the bulky effect of the structure. Unfortunately, the current proposal doesn't present an attractive structure befitting the neighborhood, especially those who use Maushop and Offshoot. Regards, Charlie Mueller
