Below are comments re the updated proposal by 101 Maushop.

While the updated proposal has reduced the overall square footage, the perspective from the rear still
presents a formidable view of a large structure from the west end of Maushop Ave. The proposed
structure is sited just 10 yards away from Maushop and is elevated vs. Maushop by the lay of the
land. The land rises from Maushop over the 10 yards to the sited structure which has the
consequence of presenting a structure higher to the eye than the height of the building. The land
rise probably adds about 5 feet to the building height vs. Maushop at the western most point (close to
the rock wall adjacent to Offshoot Rd.) to about 12 feet of the eastern end of the building. Maushop
runs downhill from west to east but the building does not slope downward parallel to
Maushop. Consequently, with the 17 feet of building height, the structure presents a view perspective
of about 22 feet to 29 feet to anyone traveling along Maushop to/from Offshoot within a mere 10
yards from the roadway. It also presents a formidable view to the property at 104 Maushop.
The proposal still is a massive presentation to Maushop Ave. just 10 yards from its edge. The
comparable pictures submitted as part of the proposal are not immediately adjacent to their
roadways.
