Trip Generation I have reviewed the likely change in trip generation for converting the existing use/permitted use at 1330 Phinney's Lane to use as a CCC office. Based on data from the 12th Edition of the Institute of Transportation Engineers (ITE) Trip Generation Manual, it is reasonable to anticipate a reduction in trips from this land use change. Existing Permitted Use - The existing use was assumed to be 5,580 sq. ft. of medical- dental office. I chose ITE Land Use Code (LUC) 720 - Medical-Dental Office Building - Stand-Alone. • ITE LUC 720 - Medical-Dental Office Building: “A medical-dental office building is a facility or clinic with one or more tenants that provides diagnoses and outpatient care on a routine basis. Tenants range from individual private physicians and dentists to large medical practices. Patient visits are by appointment only.” Proposed Use – The proposed land use was assumed to be 5,580 sq. ft. of government office building. I chose ITE LUC 730 (Government Office Building) to characterize the proposed use.1 • ITE LUC 730 Government Office Building: “A government office building is an individual building containing either the entire function or simply one agency of a city, county, state, federal, or other governmental unit.” The table below summarizes the estimated trip generation for a 5,580 sq. ft. building for those two uses. 1 ITE LUC 712 (Small Office Building) also reasonably reflected the proposed use. Parking Generation I reviewed the data in the 6th Edition (most recent) of the Institute of Transportation Engineers (ITE) Parking Generation Manual. For ITE LUC 730 (Government Office Building), the parking demand data shows an average peak observed demand of 18 spaces for a 5,580 sq. ft. building.2 2 Note, for reference, parking demand is lower (roughly half) for ITE LUC 712 (Small Office Building).
