GRADE-TO-SECOND-FLOOR PLATE HEIGHT STATEMENT
40 Blossom Ave., Osterville, Massachusetts
The existing structure has an approximate height of 16'-0" from grade to the top of the second-floor
wall/plate, based on the two 8'-0" vertical dimensions shown on the existing rear elevation. The proposed
structure has a grade-to-top-of-second-floor-plate elevation of approximately 19'-0½", based on the
dimensions shown in the proposed structural section. Accordingly, the proposed construction raises the
top of the second-floor plate by approximately 3'-0½" (36½ inches) compared with the existing structure.
These measurements are based on the architectural and structural drawings for the project and measure
from the applicable grade reference to the top of the second-floor wall/plate, rather than the bottom of
the floor framing or plate.
