In--==-- order to subdivide this lot a variance would be required by the Zoning Board-of Appeals. This property is presently located in an RF zoning district. The current bulk regulations for this area are 150' of frontage. Since it is also located in a Resource Protection Overlay District the area's requirement of 87,120 sq.ft.applies. Moreover,this lot is in a Well Head Protection Overlay district or zone of contribution to a public supply well. Because of this,the on-site sewage disposal system is restricted to 330 gallons per acre per day. The previous bulk requirements,enacted in 1973,pertaining to this area were 43,560 sq.ft. These lots were created to previous zoning requirements. At this time the lot would have been deemed non-conforming because of its lack of bulk requirements. If you wish to appeal this to the Zoning Board we will be glad to assist you in any way we can.
