Each of these lots contains approximately 21,000 sq. ft. Zoning in this area was upgraded in 1971 and these lots are now undersized. Protection for these lots ran out in 1972 and the petitioners would like to construct a retirement hone on 31,500 sq. ft. of this land and would then have 31,500 sq. ft. left for sale as a buildable lot. A residence F district requires lots of 43,560 sq. ft. Atty. Schilling said that sub- stantially all of the lots remaining in this subdivision are in separate ownership and the lots are less than the required one-acre in size. The petitioners would suffer hardship if they could not utilize this land in the manner proposed and allowing the variance would not cause detriment to the area nor would it be in derogation of the spirit and intent of the zoning by-laws. The Board found that. the petitioners request is for a variance under Section Q (2c) of the zoning by-laws to allow two buildable lots of 31,500 sq. ft. in a residence F zoned district which calls for one-acre lots, and that most of the lots in this area contain 20,000 sq. ft. since they have either been built - on under the prior zoning requirement or- have maintained their buildable status since they are held in separate ownership.
