Lot 18 contains'.61 acres or about 26,000 square feet of area. It is currently located in an RF Zone which requires one acre of area. Lot 18 abuts only one other lot, Lot 17 as shown on Land Court Plan 228247D and as parcel 30 on assessors map 40. The records of the Registry of Deeds show the following chains of ownership of the two lots: Lot 18 (Map 40 Parcel 31) 11/22/77 Certificate 72507 Bass River Savings Bank 4/29/80 Certificate 81578 Earl and Shirley M. Lascaibar 10/24/80 Certificate 83352 Lascaibar Realty Trust (present owner) From the above, it is clear that Lot 18 was last held in common ownership with adjacent land on 3/28/80. ; t . I � In reviewing.the zoning history of the area with Allen Twarog, we determined that most of the area was rezoned RF one acre zoning at the 1973 town meeting. However, Lot 18 was completely within the BL-C business zone which was not affected by the 1973 change. According to the 1982 Bylaws provided by Mr. Twarog, the BL-C zoning required 20,000 square feet and 125' of frontage, and permitted residential use. Lot 18, with the rest of BL-C zone along Route 28, was rezoned RF on November 5, 1983. I therefore conclude that Lot 18 is buildable under M.G.L.A.
