Proposal: Conversion of existing office space into office/storage &public assembly space for a
maximum of 20 people. Proposed parking area in rear of building plus additional parking
in front will accommodate public use. Removal of pavement to be replaced with
landscaping is also proposed in front of the building.

Please be advised that subsequent to the site plan review staff meeting held June 5, 2018,the above
proposal received an administrative approval subject to the following:
• Approval is based upon, and must be substantially constructed in accordance with plan entitled
"Site Plan of#1540 Main Street(Rt 6A), West Barnstable, MA" dated May 30, 2018 with final
revision for septic flows for 20 persons maximum assembly use, June 14, 2018,prepared for
Barnstable Land Trust by Down Cape Engineering, Inc., Yarmouthport, MA. Approval is the
result of the acquisition of the abutting property to the west, and the filing of an 8 1 X plan
recorded at the Barnstable County Registry of deeds, Plan Book 676, Page 47,removing the
interior lot effectively resolving a setback deficiency for the proposed parking lot to the rear of
the building.
• The previously-approved use of the premises in the RF district is based upon the
Commonwealth's exemption for Barnstable Land Trust Inc. a/k/a Barnstable Conservation
Foundation, Inc. under Section 501(c) (3) as non-pfofit with"education and training of persons
interested in conservation and the biological sciences" as a main purpose for which the
Corporation was formed; also, schedule of free BLT events for 2016 and 2017 organized from
the BLT office including lectures, guided tours and walks with environmental experts designed
for the public to learn about Barnstable's natural habitat and how to protect it.
Y1 • A building code review for public assembly and office use prepared by an architect is required to
be provided and approved at the building permit stage.
• Roof leaders will need to tie into the infiltration system. An operation & maintenance plan will
need to be implemented for the pervious paver areas.
• Onsite drinking water well would be required to follow a testing schedule for public assembly
use, if serving 25 or more individuals daily.
• Exterior revisions to the site require a Certificate of Appropriateness from the Old King's
Highway Historic District Committee.
• Project is just outside Conservation Commission jurisdiction. Request that no work or storage of
materials take place beyond the work limit area as indicated on the plan.
• Applicant must obtain all other applicable permits licenses and approvals required.
Upon completion of all work, a registered engineer or land surveyor shall submit a certified"as built"
site plan and a letter of certification, made upon knowledge and belief in accordance with professional
standards that all work has been done in substantial compliance with the approved site plan(Zoning
Section 240-105 (G). This document shall be submitted prior to the issuance of the final certificate of
occupancy.

Please be advised that at the site plan review staff meeting held August 22, 2017, Barnstable
Land Trust's proposal to lease the property located at 1540 Main Street (Rte. 6A), West
Barnstable was reviewed informally and was approved with the following conditions:
Approval is granted for use by employees of Barnstable Land Trust for office use only.
Access by the public shall not be allowed until adequate parking is provided. A second
site plan review application depicting the provision of adequate parking to support the
proposed future public use of the site for public assembly will need to be approved.
• Approval for the use is based upon the Commonwealth's exemption for Barnstable Land
Trust Inc. a/k/a.Barnstable Conservation Foundation, Inc. under Section 501(c) (3) as

34. Any title matter or practice arising under or relating to this Agreement which is a subject matter of a title or practice
standard promulgated by the Real Estate Bar Association shall be governed thereby,to the extent applicable.
35. Buyer and Seller warrant and represent to one another that neither was introduced to the other or the Property through
the services of any real estate broker,other than those named herein,and that no other broker is entitled to a brokerage fee. This u

Proposal: Applicant seeks to convert the existing gift shop portion of the property to an office use
and to maintain the residential apartment use. Site construction will be limited to
changes to the fagade of the building as shown on the plan submitted.
Dear Attorney Kenney:
Please be advised that subsequent to the formal site plan review meeting held July 16, 2015,revised
plans for the above project were found to be administratively approvable subject to the following:
• Approval is based upon, and must be substantially constructed in accordance with plans entitled:
"Existing Conditions Plan"prepared for 1540 Main Street, Route 6A West Barnstable,
Massachusetts by Steven Doyle and Associates, East Falmouth, MA Scale 1"=20', dated May
25, 2015 and last revised July 21, 2015 per site plan review staff comments regarding parking lot
organization and curb cut reduction.
• A change from one nonconforming use to another nonconforming use will require relief from the
Zoning Board of Appeals.

• Proposed planter with signage within the Route 6A State Highway layout will require approvals
from the Commonwealth of Massachusetts Department of Transportation.
• Proposed revisions to the fagade, commercial parking lot, including planters, landscaping, and
signage in the Old King's Highway Historic District requires approval of the OKH Committee.
• Title V Inspection Report must be provided to the Health Department for approval prior to the
building permit stage.
• Applicant must obtain all other applicable permits, licenses and approvals required.
• Upon completion of all work, a registered engineer or land surveyor shall submit a letter of
certification, made upon knowledge and belief in accordance with professional standards that all
work has been done in substantial compliance with the approved site plan (Zoning Section 240-
105 (G). This document shall be submitted prior to the issuance of the final certificate of
occupancy.
A copy of the approved site plan will be retained on file.

In Appeal No. 2015-044, The Rycon Group, Inc. sought to change the.nonconforming use of the property at
1540 Main Street/Route 6A from a retail gift shop to an office use and maintain a residential unit on the
property. Section 240-94(A) allows for change of a nonconforming use to another nonconforming use,
subject to requirements. The property is improved with a commercial store and a residential unit. The
property most recently housed a retail gift shop, the.Crystal Pineapple.. The retail use of the property is a
nonconforming use; the property is currently zoned Residence F. A request was submitted by Attorney John
Kenney, representing the Petitioners, to withdraw the application without prejudice.
This application was filed at the Town Clerk's Office and Zoning Board of Appeals offices on July 31, 2015.
A public hearing before the Zoning Board of Appeals was duly,advertised and notice sent to all abutters in
accordance with MGL Chapter 40A. The hearing was opened on August 26, 2015 at which time the Board
voted to accept the request to withdraw the application without prejudice_

Based upon the request of the Applicant, a motion was duly made.and seconded to grant a withdrawal
without prejudice Special Permit Petition No. 2015-044 a request to change a nonconforming use.

Crystal Pineapple Gift Shop
Dear Ms. Desrochers:
This letter is in response to your complaint regarding the
Crystal Pineapple located at 1540 Route 6A, West Barnstable.
You are correct in that this office as well as The Old
King's Highway Historic District Committee office reported
that a landscape. project was planned for the, area in
question. Mr. Martin recalls the inquiry and as recently as
Monday, July 26th, a conversation with Attorney Peter
Freeman confirmed the same. For the past couple of years
clean fill has beet' placed on the site and recently the pile
was leveled. According to Mr. :Freeman, as long as the only
plan is the landscape improvement, work could continue. The
Conservation Department viewed the area and found no area of
concern.
The owner has indicated that the completion of the
landscaping will not be done immediately. Lack of
sufficient funds to do all that is necessary will cause a
delay.
Since there are no plans for any expansion of the building
or parking lot a review is not required. Should the owners
of the property plan to expand the building and/or parking
lot, the regulatory requirements certainly would apply.

Dear Mr. DaLuze
This week I inquired at Town Hall about filling and grading
being done at the Crystal Pineapple Gift Shop at 1540 Route
6A, West Barnstable. I was told no site review plan could be
located and no filing had been made with the Old King' s Highway
. Committee.
In the fall of 1991 , I contacted your office and the
Committee 's office about fill being placed at this site and
was told that the owners had indicated they were planning a
landscaping project. I was told since no structural changes
were being made and. no "commercial intensification"
was planned, this work was allowed under a non-conforming use
and no hearing or review was required.
Throughout the past two years additional fill has been
placed. The filled area has recently been graded to create
what is- obviously an enlarged parking area for gift shop
patrons.
When I purchased my residence, I explored the implications of
the non-conforming status of this site and was told that the
zoning of the neighborhood would be a factor in evaluating use
changes or increased commercialization at the site. Over the
last twenty years, I have never disputed the right of any past
owner of this property to operate a business at this location.
I supported a request by past owners to add a residence to the
business site because it, seemed practical and appropriate for
the neighborhood. In general, the business was non-intrusive
and seemed respectful of its non-conforming status in a
residential area.
However, since being operated as The Crystal Pineapple there
has been an obvious increase in the commercial activity at
this site as well as an apparent change in the attitude of the
owners regarding the significance of operating as a nonconforming
use. Promoted as the fastest growing retail store on Cape Cod,
there has been an increase in noise, traffic, deliveries,
lighting etc. A second location has recently been opened and
now it appears the present parking at the 6A location is being
expanded. The present entering and exiting traffic is already
a hazard at this point on 6A and the increased parking can only
aggravate the situation.
As an abutter, I am feeling very frustrated by this situation..
At one point in 1991 .when this filling was,"�originally begun,
I attempted to discuss myIconcerns with the owners. I was
threatened with their calling the police and subsequently was
notified by ':their attorney that they would seek "legal remedies"
were I ever to enter their property again. '- Needless,,,to say
I have had no''.communication- with them since and I do not intend
any.
I do know, however, from my own experience on a town regulatory
board that the concerns of abutters have standing in land use -
decisions. I hope that the appropriate "boards will look at
the progression that is occurring at this site and balance the
commercial and residential interests in conflict here. I have
become increasingly aware that as the business activity at this
property expands the attractiveness and desireability of abutting
residential properties are impacted negatively.
It is my impression that the owners are very committed to
hard work and believe they have an unlimited right to conduct
their business as they see fit with little regard for the
residential interests of the neighborhood. Unfortunately, for
those of us who work elsewhere and value our homes for relaxation
and quiet the- proximity of a full scalle commercial enterprise
can be a liability.
I have attached a request for a site plan review. I would also
ask that the newly filled area be landscaped as originally
proposed and no additional parking be allowed. If for some
reason additional parking is •to be considered, I would ask that
a hearing before the Old King ' s Highway Committee be held so
that abutters are aware of the changes that are proposed.
Lastly, I would suggest that the county or the town place a
sign before the curve on 6A,west of this location to alert
drivers to entering and exiting traffic.

have assembled the following time line. The property is found on Map 197, Parcel 15. The property is
currently operating as the Crystal Pineapple gift shop and formerly functioned as part of the West
Barnstable Brick Factory operation. The ANR plan is recorded in Book 561, Page 16. As I mentioned, I
am trying to determine if Lot 1 has retained its status as an independent building site, (i.e.. can a single-
family home be constructed on the site).
The ANR plan is dated October 20, 2007. The plan was stamped/received by the town clerk on November

The petitioners were represented by Mr. Henry Kiggen and Mr. Len Savery.
A residence adjacent to the existing gift shop was built by the petitioners
in 1976 and as a result, storage room was lost since part of the gift shop
area was incorporated into the residence. At the present time, part of the
residence is used for storage and bookeeping and!. allowing the addition to
the existing gift shop would enable the petitioner to recover that part of
the gift shop which was incorporated into the residence in 1976. There-would
be ample parking at the locus and the petitioners have about 384 feet of.
frontage on route 6A '_n West Barnstable. The property is located in a residence
F zoning district which allows professional or home occupation use subject to
the granting of a Special Permit by the Board of!Appeals.
No one spoke in favor of the petition and Mr. William J. Larkin spoke in opposition
based on detriment to the neighborhood if the addition to the gift shop was
allowed. Mr. Lennie Jones and Mrs.. Helen Wirtanen were also opposed based on
the increased commercial use of the property and detriment to the neighborhood.
It. was not-ad that the intent of Town Meeting was to severely restrict commercial
uses in this area and the new zoning by-law limits the home occupation use to
not more than 400 square feet of the dwelling unit.
The Board found that the present gift shop has existed at the locus for about
twenty years and that the petitioner was applying for a special permit for
expansion of a non-conforming use. The petitioner voluntarily incorporated
part of the .existing gift shop into the residence constructed in 1976. To
allow the addition would be in derogation of the spirit and intent of the
zoning by-laws in view of the vote taken at the November Town Meeting restricting
commercial uses in a residence F zoning district 'to 400 square feet. . The Board
found that further expansion of this commercial, non-conforming use would be de-
trimental to the neighborhood involved and therefore voted unanimously to deny
the petition for a Special Permit.

Information and Instructions
Massachusetts General Laws chapter 152 requires all employers to provide workers' compensation for their employees.
Pursuant to this statute, an employee is defined as "...every person in the service of another under any contract of hire,
express or implied,oral or written."
An employer is defined as"an individual,partnership, association,corporation or other legal entity, or any two or more
of the foregoing engaged in a joint enterprise, and including the legal representatives of a deceased employer, or the
receiver or trustee of an individual, partnership, association or other legal entity,employing employees. However the
owner of a dwelling house having not more than three apartments and who resides therein, or the occupant of the
dwelling house of another who employs persons to do maintenance,construction or repair work on such dwelling house
or on the grounds or building appurtenant thereto shall not because of such employment be deemed to be an employer."
MGL chapter 152, §25C(6)also states that"every state or local licensing agency shall withhold the issuance or
renewal of a license or permit to operate a business or to construct buildings in the commonwealth for any
applicant who has not produced acceptable evidence of compliance with the insurance coverage required."
Additionally,MGL chapter 152, §25C(7) states"Neither the commonwealth nor any of its political subdivisions shall
enter into any contract for the performance of public work until acceptable evidence of compliance with the insurance
requirements of this chapter have been presented to the contracting authority."

insurance. Limited Liability Companies(LLC)or Limited Liability Partnerships(LLP) with no employees other than the
members or partners, are not required to carry workers' compensation insurance. If an LLC or LLP does have
employees, a policy is required. Be advised that this affidavit may be submitted to the Department of Industrial
Accidents for confirmation of insurance coverage. Also be sure to sign and date the affidavit. The affidavit should

The current exemption for"homeowners"was extended to include owner-occupied dwellings of six units or less and
to allow homeowners to engage an individual for hire who does not possess a license,provided that the owner acts as
supervisor.
DEFINITION OF HOMEOWNER
Person(s)who owns a parcel of land on which he/she resides or intends to reside,on which there is,or is intended to
be, a one or two-family dwelling,attached or detached•structures accessory to such use and/or farm structui"es. A
person who constructs more than one home in a two-year period shall not be considered a homeowner. Such
"homeowner"shall submit to the Building Official on a form acceptable to the Building Official,that he/she shall be
responsible for all such work performed under the building permit. (Section 109.1.1)
The undersigned"homeowner"assumes responsibility for compliance with the State Building Code and other
applicable codes,bylaws,rules and regulations.

State Building Code Section 127.0 Construction Control.
HOMEOWNER'S EXEMPTION
The Code states that: "Any homeowner performing work for which a building permit is required shall be exempt from the provisions
of this section(Section 109.1.1 -Licensing of construction Supervisors);provided that if the homeowner engages a person(s)for hire to do such
work,that such Homeowner shall act as.supervisor."
Many homeowners who use this exemption are unaware that they are assuming the responsibilities of a supervisor(see Appendix Q,
Rules&Regulations for Licensing Construction Supervisors,Section 2.15) This lack of awareness often results.in serious problems,particularly
when the homeowner hires unlicensed persons. In this case,our Board cannot proceed against the unlicensed person as it would with a licensed
Supervisor. The homeowner acting as Supervisor is ultimately responsible.
To ensure that the homeowner is fully aware of his/her responsibilities,many communities require,as part of the permit application,
that the homeowner certify that hdshe understands the responsibilities of a Supervisor. On the last page of this issue is a form currently used by
several towns. You may care t amend and adopt such a form/certification for use in your community.

The petitioners were represented by Mr. Henry Kiggen and Mr. Len Savery.
A residence adjacent to the existing gift shop was built by the petitioners .
in 1976 and as a result, storage room was lost .since part of the. gift shop.
area was incorporated. into the residence. . At .the present time, part of the
residence is used for storage and bookee'ping and allowing the- addition to
the existing gift shop would enable the petitioner to recover that part of
the'gift shop which was incor
porated into the. residence in 1976. There would
be ample parking at the locus and the petitioners have about 3$4 feet of
frontage on route 6A in West Barnstable. The property is located in a residence
F zoning district which allows professional or home occupation use sizb,jeet.to
j the granting of a Special. Permit by the Board of Appeals.

No one spoke in favor of the- petition and Mr. William J. Larkin spoke in opposition
based on detriment to the neighborhood if the addition to the gift shop was
allowed. Mr. Lennie Jones and Mrs. Helen Wirtanen were also opposed based on
the increased commercial use of the property and detriment to .the neighborhood.
It was notsd that the intent of Town_ Meeting was to severely restriet commercial
uses in this area and the new zoning by-law limits the home occupation use to
not more than. 400 square feet of .the dwelling unit.
The Board found that the present gift shop has existed at the locus for about
twenty years and that.the petitioner was applying for a special permit for
expansion of a non-conforming use. The petitioner voluntarily incorporated
part of the .existing gift shop into the residence constructed in 1976. To
allow the addition would be in derogation of the spirit and intent of the
zoning by-laws in view of the vote taken at the November Town Meeting restricting
commercial uses in a residence F zoning district to 400 square feet. The Board
found-that further expansion of this commercial, non-conforming use would be. de-
trimental to the neighborhood involved and therefore voted unanimously -to deny
the petition for a Special Permit.

Information and Instructions
Massachusetts General Laws chapter 152 section 25 requires all employers to provide workers' compensation for their
employees. As quoted from the "law", an employee is defined as every person in the service of another under any comrac
of hire, express or implied, oral or written.
An employer is defined as an individual, partnership, association, corporation or other legal entity, or any two or more of
the foregoing engaged in a joint enterprise, and including the legal representatives of a deceased employer, or the receiver c
trustee of an individual, partnership, association or other legal entity, employing employees. However the owner of a
dwelling house having not more than three apartments and who resides therein, or the occupant of the dwelling house of
another who employs persons to do maintenance , construction or repair work on such dwelling house or on the grounds of
building appurtenant thereto shall not because of such employment be deemed to be an employer.
MGL chapter 152 section 25 also states that every state or local licensing agency shall withhold the issuance or renew.

The petitioners were represented by Mr. Henry Kiggen and Mr.' Len Savery.
A residence adjacent to the existing gift shop was built by the petitioners
in 1976 and as a result, storage room was lost since part of the gift shop
area was incorporated into the residence. At the present time, part of the
residence is used for storage and bookeeping and allowing the addition to
the existing gift shop would enable the petitioner to recover that part of
the gift shop which was incorporated into the residence in 1976. There-would
be amp- le parking at the locus and the petitioners have about 384 feet of
frontage on route 6A in West Barnstable. The property is located in a residence
F zoning district which allows professional or home occupation use subject to
the granting of a Special Permit by the Board of Appeals.
No one spoke in favor of the petition and Mr. William J. Larkin spoke in opposition
based on detriment to the neighborhood if the addition to the gift shop was
allowed. Mr. Lennie Jones and Mrs. Helen Wirtanen were also opposed based on
the increased commercial use of the property and detriment to the neighborhood.
It was notsd that the intent of Town Meeting-was to severely restrict commercial
uses in this area and the new zoning by—law limits the home occupation use to
not more than 400 square feet of the dwelling unit.
The Board found that the present gift shop has existed at the locus for about
twenty years and that the petitioner was applying for a special permit for
expansion of a non—conforming, use. The petitioner voluntarily incorporated
part of the .existing gift shop into the residence constructed in 1976. To
allow the addition would be in derogation of the spirit and intent of the
zoning by—laws in view of the vote taken at the November Town Meeting restricting
commercial uses in a residence F zoning district to 400 square feet. The Board
found that further expansion of this commercial, non—conforming use would be de—
trimental to the neighborhood involved and therefore voted unanimously to deny
the petition for a Special Permit.

Background:
This decision concerns the petition submitted by Barbara Pogorelc,
requesting to modify a 1983 Variance #1983-67. That Use Variance
permitted the development of the Bank of New England office building at
1582 Route 132, Hyannis, MA. The bank use has vacated building. The
structure and site is presently being uses by Christian and Missionary
Alliance, an institutional use and by Realty Executives, a real estate
sales office.
The applicant is seeking to expand an existing business through the
opening of a second shop in the structure and lease of the remaining.
space for other office use: space allocation is as follows:
Retail sales of giftware 5,000 sq.ft
Warehousing 2,000 sq.ft.
Packaging and Distribution 1,000 sq.ft.
General offices 4,000 sq.ft.

Decision and Notice - Appeal No. 1993-05
Modification of a Variance No. 1983-67
Procedural Summary:
The application was filed in the Offices of the Town clerk and at the
Zoning Board of Appeals office on December 14, 1992. A public hearing
duly noticed under M.G.L. chapter 40-A was opened on January 14, 1993 at
which time the hearing was closed and a decision was rendered by the
Board. The petition was heard by Board Members: Luke Lally, Gene
Burmen, Elizabeth Nilsson and.Acting chairman, Gail Nightingale.
Attorney Michael Ford represented the petition before the Board. He
discussed the location, history of the site and the activities
previously allowed on the land. The bank and office structure was
constructed in 1985. The petitioner has submitted a plan of as-built
conditions and has illustrated upon it the proposed expansion of the
parking lot- from 38 spaces to 43 within the existing paved area.
The building footprint is 6,100 sq.ft. and was determined to be in
accordance with the Variance granted as per the 1989 Building
commissioners letter. According to Attorney Ford, the proposed uses
and space commitments were reviewed by the Health Department and it was
determined that the applicants plans meet the requirements of Town
ordinance for wastewater Discharge. The petitioner has also complied
with Site Plan Review process.
Attorney.Ford represented that the proposed new use will generate an
estimated 376 vehicle trips per dayzas compared to the previous use as a
bank which is estimated to have generated 1,320 vehicle trips per day
(ITE Trip Generation Manual figures) . He suggested that this fact would
substantiate that the proposed new use is less intense then the previous
use.
The Board questioned Attorney Ford of the existing office use in the
structure and the nature of proposed other offices. That discussion
lead to a conflict in interest for one of the Board members who felt
complied to disqualify himself from the proceeding. Attorney Ford
requested and the Board agreed to proceed with the four member Board.
It was established that a portion of the 4,000 sq.ft. of office space
will be leased by the applicant to other office businesses. The
proposed business and directional signage was discussed as was the
proposals offered for site entrance and exits.
The public was invited to speak. No one spoke in opposition or in favor
of the petition. A letter of support from a neighboring abutter, Myers
Furniture was read into the records.
FINDING OF FACTS:
Based upon the evidence submitted on Appeal No 1993-05, The Zoning Board
of Appeals .unanimously found:
1. . There is an existing bank office building located at 1582 Route
132, Hyannis, MA which was developed under the Use Variance #1983-

67 which the applicant now seeks to modify_. variance conditions
were established previously in Appeal #1983-67.
2. The modification can be granted without substantial detriment to
the surrounding neighborhood as supported by a reduction in traffic
generation.
3. The granting of relief sought would not derogate the intent and
purpose of the Zoning ordinance.
4. It has been determined that the size of the lot is 2.25 acres by
the recent survey by Baxter and Nye.
5. The site is within a WP wellhead Protection overlay District. The
proposed new uses and space allocations conform to the Town of
Barnstable ordinance related to wastewater Discharge (the 330
rule) .
Conclusion:
Accordingly, based upon the findings, a motion was duly made and
seconded that Appeal No.1990-05 for a modification of an existing
Variance be granted as per plan submitted and testimony given subject to
the following conditions:
1. Signage of the site shall conform to that permitted in the Business
Zoning District of the Zoning ordinance and shall secure sign
permits as required by the Town prior to installation of the signs.
2. The 4,000 sq.ft. of office space shall exclude medical and dental
offices. The 5,000 sq.ft. of retail space shall be limited to "The
Crystal Pineapple-, ' a giftware business. The 3,000 sq.ft.
distribution and warehousing activities is also limited to that
activity being related to "The Crystal Pineapple".
3. The site entrance shall be as indicated on the site plan presented.
The vote was as follows:

Appeal No. 1993-05 to modify an existing variance has been granted with
Conditions. Appeals of this decision, if any, shall be made pursuant to
MGL Chapter 40A; section 17, and shall be filed within twenty (20) days
after the date of the filing of this decision in the office of the Town
Clerk.

We propose to install five skylights in the roof on 'the back
side of the property. Two skylights are to be Andersen
RW2944,roof windows amd three are Andersen RW2957 . See
attached specifications.
Replace a double hung window (present size 28" X. 36" ) with a
casement window--size. 51" x 36" . It is the only window in
this room on the back side. Window trim to match present
windows in color and style.
The indoor air conditioning unit needs to be moved and an
access door from the outside is necessary. Proposed' size is
30" X 24" to be installed on the side of the shop. It will
be a louver type and blend in with the rest of the exterior.
We are changing the name of the shop. We sell primarily
glass--no copper and no pots. The proposed name is The
Crystal Pineapple. The sign presently is 24" X 30" . The new
sign will also be 24" X 30" in an oval shape. The new sign
will hang from the same post and hanger in the center island
in front of the shop. The color will be Pittsburgh M MAYe4owEr22
Blue #4072 with 23k Gold Leaf letters and coves.. The sign
color will match the color of the trim on the building.
There have been display cupboards on the property since. the
1940 ' s on each side of the property. (See attached historic
photos.. ) A. few years ago one of them was removed. The
existing one is not in very good shape. We would like to
replace the missing one and rebuild the remaining one. The
present size is 64" Wide X 26" Deep X 84" High. We feel we
need a slightly larger cupboard. The proposed size would be
88" Wide X 38" Deep X 88" High. These cupboards would be
placed on a . concrete slab as is presently the case. The
color would remain the same. The exterior would be of cedar
shingles and the roof black asphalt shingles--the same as it
is presently.
