HOME INSPECTION RESULTS

We conducted our inspection of the above property on 2/2/00. Our inspection was
undertaken in order to evaluate long and short-range repair options for the Town.
STRUCTURAL
To begin with, a thorough inspection of=Cape Cod cellar(crawl space)was done. The
joists are hand hewn average 6" diameter. They were mostly 2' on center. Carrying
beams were various sizes but mostly over 8"x 10"which were more than adequate to
carry the dead loads. Most of the joists were pegged to carrying beams and many were
notched into the beams as well. The floor alone is all variable width wide pine with a
relatively tight configuration.
The foundation is structurally substandard as it is not below the frost line, nor is it
grouted together well;,;The lower levels of the foundation are stacked field stone with
brick laid on top grouted together. Much of the brick grout is falling out and in some
areas, as is the case next to one of the window wells, completely broken up. As long as
the loads above do not change measurably, this will simply stay this way and never
become an emergency. I recommend masonry repairs sometime in the next 5 years.
There are no footings in the crawl area for.the supports, instead stacked field stones are
ti used. This is typical of older homes, and generally is not acceptable under current codes.
These should be put in along with the masonry modifications within 5 years.
The joists and carrying beams have significant termite and powder post beetle damage in
,' various areas. While much of this damage can be checked and ended with treatment,

some has progressed too far and will require reinforcement and"sistering" after
treatment. The specific members that need to be replaced or reinforced will be specified
later but suffice it to say that treatment and reinforcement is needed within one year.
The center chimney is a classic center chimney which is built on piled fieldstone. This is
unusual under today's standards but again, fairly stable given the age at this level. On the
first floor, however, the chimney shows signs of structural problems. There are two fire
boxes closed off and 2 structural fractures behind the bread warmer. The fireboxes
should be repaired before the damage gets any worse. I would go out to bid on masonry
work to repair this chimney as it is clearly the focal point in the house and should be
addressed soon. The dampers are missing, the boxes need rebuilding, the top needs a cap
and the base should be pointed or encased to stabilize the bottom against seasonal
movement.
The roof is in good shape and the flashings are sound; no work will be needed here for 20
years. The siding, however, has several areas where the cedar shingles are disintegrating
with age. I recommend stripping and residing the house within 12 months.
The front door and the left side door both have rot problems under the platform. These
are both safety problems as well as construction problems and should be repaired within
the next 60 days. A carpenter can do the work, and it will take a new kick board and a
new bottom plate which is damaged in both places.
The left side grading for about 20 linear feet touches the bottom course of shingles and
should be regraded. I recommend doing this at the time of the new siding.
The first floor bathroom -tiled tub shower enclosure is in need of repair as water is
getting behind. This should be done soon as well. I recommend a tile man, four sheets of
"Durock', new 4"tiles and grout. This needs attention soon.
All old leaks in the living room and the ceiling in the bathroom.are cosmetic and do not
need work at this time long as the roof is sound, these will be fine.
PLUMBING:
Within 6 months the second floor shower valve needs to be replaced. The kitchen faucet
also needs to be replaced within 3 months. Both functions are basic maintenance.

A service contract should be established with an oil service company. When this is done,
ask them to service the boiler as there are a couple of maintenance items that they will
notice right away that need attention. Examples include excessive rust on the circulator
and a burner with an unknown service record.
The wel4up back,,feeds the house and other buildings on site. When the other buildings
are razed, the pump house will need to be accessed and feeds to those buildings will need
to be shut off.
WIRING:
1. The side door fixture needs to be replaced- exposed lamp, not U.L.
2. The two front lights need replacing, or ground fixtures and replace single outlets on
front. Note: These are hazardous.
3. The wall outlet by the rear kitchen door needs to be replaced - tension grip poor.
4. Several outlets are ungrounded-replace with two-wire outlets.
5. Cadet electric wall heater in bathroom may not have adaquete clearances from
combustible wood, approxiamately 1 1/2".
6. Smoke.detectors should be installed.
These items must be addressed within 6 months.
