This is resent) an unbuilt lot .58 acre in size,presently s e, and is located within a Zone of Contribution (see attached GIS map). I am in the process of purchasing this property for the purpose of building a dwelling for my personal residence (see attached plans). Under the rules of the 330 Regulation the lot size in conjunction with the location within a Zone of Contribution limits the property to one bedroom. I would like to have a variance which will allow me to have up to three bedrooms. Although my current plans show only one bedroom, I would like to explain my reasons for making this request. There are five properties abutting 19 Whidah Way that appear to be significant for comparative analysis on the basis of lot size (less than one acre, see attached Assessor's Map 230). Of these five properties only one is of a larger size (230-124). The remaining four are all smaller in size. Of these properties, only one (230-154) has less than three bedrooms. Of the above mentioned five properties, all are situated within the same Zone of Contribution as 19 Whidah Way, although one (230-206) has only a very small percentage of it's acreage actually within the Zone. In short, 19 Whidah Way is abutted by four lots of a smaller size within the same Zone of Contribution, and all but one have three bedrooms. One additional lot (230-124) is marginally larger (.65 acre), but is still technically less than the .66 acre required for two bedrooms, let alone the four it actually has. Aside from a comparative analysis of abutting lots I of course have m own P Y 9 Y personal reasons for requesting a variance. First and foremost in anyone's mind when making such a significant investment is the potential resale value of the property. Clearly, a one bedroom dwelling would be limited in its value. Two would be better, and three is desirable to most people. Resale value aside, however, I look for this dwelling to be a practical solution to my residential needs now, and in the future. I am a single male, and I need a place to live and grow. I hope that having a small family will be part of that growth process. The ability to add bedrooms to this dwelling will likely become quite important to me in the years to come. Since I don't require the additional income I might generate through renting rooms, my motivation for adding bedrooms will be fueled by the real needs of family life. I would like to be able to address those concerns without feeling forced to move to a new location. With the changes I anticipate in mind, I have designed a building that will accomodate limited expansion. Although the floor plan is initially wide open, I have a plan for creating additional partitions down the road as my life changes. I have also decided to install a septic system adequate for three bedrooms. In summation, the property at 19 Whidah Way affords me an opportunity to place roots within the community of my choice, and with a variance that will allow me to add bedrooms in the future, I will be able to live there as long as I would like to knowing that as my familial responsibilities increase, I will have the flexibility to keep pace with the demands. He is having some work done at his home and they have noted that the tie-card is referenced incorrectly, noting the back of the home where it should be the front of the home. Based on their findings, they noted that septic system is between the front of the house and Phinney's Lane.
