Riverview Families
•Our daughters and sons attend/reside at Riverview School in Sandwich—
working on independent living and employment skills as they prepare to
graduate in June 2023
•A small group of parents has been working with Best Buddies Living (BBL) for
the past year to imagine expanding BBL’s inclusive living model to Cape Cod
•We jointly identified the key challenge to operating on Cape Cod was identifying
appropriate housing near year-round jobs, public transportation, and social
opportunities.
•Hyannis was identified as the optimal location to meet these requirements.
•Susan Battista was introduced to Rob Brennen which brings us to today!

•Used to engaging in a rigorous academic, vocational, athletics, & social schedule
•Interested/participate in Arts/Theatre/Dance/Athletics
•Maintain regular exercise –YMCA/Special Olympics/virtual classes
•Have very engaged parents, family, friends in the area
•Many Riverview graduates already live in Hyannis and mid-Cape and socialize
regularly providing opportunities for friendships
•Are sweet and vulnerable so safety is a primary, ongoing concern

Rob Brennan is the Founding Partner and President of the CapeBuilt Companies.
Prior to founding CapeBuilt,Rob practiced as an environmental and land use attorney for 20
years.He has represented national and regional real estate developers including The Flatley
Company and Icahn Enterprises on a variety of resort,residential and commercial properties
and a wide range of transactions,permitting,environmental compliance and property
operation matters.Rob was a founding partner of Brennan,Dain,Le Ray &Wiest (now Dain
Torpy)and began his career practicing in the Real Estate Development,Environmental Law
and Litigation Departments of Goodwin Procter,Edwards &Angell and Palmer &Dodge.
Rob’s work has been profiled in Professional Builder and Modern Builder+Design magazines,
and featured on network news coverage.He is a regular contributor to Bay State Builder.
Rob is passionate about neighborhood placemaking and Massachusetts leadership in
applied climate resilience and the intersection of Housing AND Climate policies.

Ryan Roy is a Managing Partner of CapeBuilt Development and brings extensive finance,risk
management,structuring,and real estate expertise.
Concurrent with his role with CapeBuilt,Ryan is a senior executive and co-founder of Ankura
Trust Company (ATC),a New Hampshire-charted financial institution that focused on serving
institutional investors in stressed and distressed situations.ATC is an affiliate of Ankura
Consulting,a global professional services firm of 1,400 professionals and 35 offices worldwide.
With 20 years’experience in the global financial industry,Ryan spent the bulk of his career
focused on restructuring,turnaround,and special situations as well as on structured products.
Ryan has held active roles as a principal across multiple creditor classes in a broad range of
industries,including energy,industrials,retail,telecom,and financial services.
Before joining Ankura,Ryan spent over nine years with Barclays Bank PLC,where he held
leadership roles in both the Credit Restructuring and Advisory/Special Situations and the Global
Financial Risk Management –Structured/Complex Products groups.As a director of the former,
he managed over $1 billion of distressed and special-situation principal positions.
In his previous role at Barclays,Ryan performed risk analysis on structured and complex
transactions,managing a portfolio of over $20 billion exposure across various asset classes and
sectors,including participating in structuring and managing one of the largest loans ($12.6 billion)
ever made by Barclays.He joined Barclays in 2008 from Bank of America,where he spent five
years in New York and London,and began his career as an analyst with Lehman Brothers.
Ryan is a native Cape Codder who spent summers in his youth “playing baseball and parking cars”
and is a member of the Business Advisory Committee for the Hyannis Harbor Hawks of the Cape
Cod Baseball League.

Scott is CapeBuilt’s construction executive and is concurrently the President of Dupuis
Construction LLC,which was the third fastest growing company in the state of Vermont during
2019 according to Vermont Business Magazine.Dupuis Construction is also a Member of the
Associated Builders and Contractors of VT/NH.
Coming from a family of small business owners in southern Vermont,Scott decided to start his
own construction and carpentry company in 2004 specializing in wood framing,siding,roofing,
windows &doors.Building his company from the ground up,Scott has grown Dupuis Construction
into a successful Construction Management Firm serving Vermont,New Hampshire,and
Massachusetts having completed Individual Projects ranging up to $16M and Developments in
Excess of $20M.
From a young age Scott was taught hard work,dedication,integrity,and quality service by his
father,who simply said,“do a good job,and you’ll always have work”.Scott’s reputation in his
community and with local tradesman is unmatched.He believes that only working as a team,can
you have a successful project.
Scott has extensive experience in restoration of historical buildings with several projects under his
Belt including:

•The Brown Residence –1890
Scott teamed up with CapeBuilt to lead CapeBuilt’s construction and project management efforts
–including those related to Sea Captains Row,located on Pleasant St.in Hyannis.

Craig M.Sexton is the General Manager of CapeBuilt Development.
Prior to joining CapeBuilt,Craig worked in the front offices of the Boston Celtics and Boston Red
Sox in various sales,project management,and client facing capacities.He also has significant
experience working with early stage companies to increase market share,streamline
operational efficiencies,and develop lasting and wholistic company culture.In addition,Craig
has worked with several international companies and vendors in a variety market segments
including retail,construction,and more.
As General Manager for CapeBuilt Development,Craig oversees the day to day operations of
the entire organization.Internally,he develops and oversees strategy,budgeting,recruitment
and training of new employees,and evaluation and improvement of internal operations in
addition to other responsivities.Craig also develops and reviews financial models for
development projects and regularly interfaces with contractors,subcontractors,architects,
engineers,town officials,and prospective clients.
Craig’s accomplishments have been profiled in Professional Builder,Modern Builder +Design,
Massachusetts Builder,and featured on network news coverage.
Craig is a lifelong summer resident of Cape Cod having resided in both West Yarmouth and
Hyannis.

of Trade building to create eight 1BR market rate residential units,two 2BR “workforce
units”at 100%AMI,and 3,500 s.f.of office/retail.Completed Summer 2020.
•Sea Captains Row,Hyannis,Cape Cod –2.5 acre,60 units of work force housing located in
downtown Hyannis.Under Construction –Occupancy beginning January 2022.

Housing Trust in building 20 affordable housing units.Under Construction –Occupancy commencing
Fall 2022.

neighborhood that is proposed to offer 4 affordable units (under 80%of AMI)and 6 units for 55+
occupancy (1 unit to be BOTH affordable and 55+).Under Construction –Occupancy commencing

construction of eight units of housing for IDD individuals.Completed June 2020.

west side of Pleasant Street as a potential location for BBL Hyannis
The parcel will accommodate two “mirror image” buildings—each with 6
