Project Narrative
139 Regency Drive in Marston Mills addition
We purchased the Camp Adelaide Guest House in 2019 . 1 fell in love with the history of
the house and have the printouts from the historical commission in a folder for our
guests to read through . The house is very small - currently less than 800 sq feet. We
have decided that we will retire in this home , but it is just not functional with the size of
the kitchen and the limitation of the one bedroom on the main level . This addition will
add on a kitchen and one bedroom above .
Options explored : We decided to explore ideas on how to add a kitchen and a
bedroom to the house. We found out that the prior owners had an architect draw up
plans to add a second story onto the house. The second story, in my opinion , took away
everything that was beautiful about the house and made it look like a huge new
construction house . It also destroyed the 'great room ' which to me is the heart of the
house . We could not go with those plans and we are very limited as the right of the
house has a drastic slope/drop that would prevent any building - we didn't want to go up
because that would ruin the house - so the only other option was to build on to the left
(facing the water) .
Our plan : I had a historical architect in Hingham recommended tome . Sally Weston ,
the architect, also served on the Hingham Historical Commission for over 15 years so
we knew she would help us reach our goal . She visited us at the house and saw how
important the house was to us . She came up with a plan that would give us the space
we need to live there full time but that would not take away any part of the existing
house - the addition would simply be that - added onto the existing house. Sally's
addition is to the left of the house and the 'demolition ' that we are seeking approval for
is the exterior stairs and a window so that the addition can be 'attached' that is all we
are looking to do. T
The addition : The two story addition is a main level kitchen and a second floor
bedroom/bathroom (foundation area under may be used for a bunk room) . The addition
sits back 1 '-6" from the existing face of the cottage so that the existing roofline is
preserved . The scale of the addition was also kept small so it looks like it has always
been there - as well as window sizes/details . Please see the note from Sally Weston on
her plans dated March 24 2022 - she is also available to speak if you wish to talk to her.
Who has reviewed the plan so far: As part of our HOA we need to get any addition
approved by the board as well as any of our abbutters in order to move forward . This
plan was reviewed and voted and approved . We have the abutters approval to use the
town setbacks as well . Please see the HOA approval letter dated July 11 , 2021 .
1 love this house and it is already in my will to leave it to my children . I do not want to
change anything about the house , I only want to add onto it so that it can be functional
for my family moving forward .

It was our intent to leave the Bishop' s charming cottage located at 139 Regency Drive intact as
much as possible. The Bishop' s did want to enlarge their home but we looked only at options
that left the Cottage as is with only some minor interior changes.
The demolition is contained to the Left Side Elevation. We have removed the existing stairway
and windows on the left side along with the built-out rake detail and attached the new addition
directly to , the side of the existing cottage.
The 2-story addition sits back 1 %6" from the existing face of the Cottage, therefore preserving
the existing roofline. We kept the scale of the 2-story addition small so that it looks like it has
always been there (with similar window sizes, details and materials to match.)
We feel this is an historically appropriate addition. While we have added to the Cottage, we feel
we have maintained its chane and character.

Hi Kristen and Eamonn,
The Board of Directors of the Regency Drive Owners Association ( RDOA) has voted to approve
the proposed two-story, 700-square-foot addition on the northeast side of your house at 139
Regency Drive.
Please note that the Covenants say you can begin construction at your convenience, but once
started, "the exterior must be absolutely completed, in accordance with the plans and
specifications, within six (6) months of the date of starting construction ."
If your plan for the addition change significantly before or during construction, please notify the
Board so we can determine whether the change merits further review.
The Board also approved your request that the setback on the northeast side of your lot, the
location of the addition, be reduced from the 25 feet specified in the RDOA Covenants to 20
feet. The Board's approval was conditional on agreement from your abutters, Patrick and
Brenda Murray at 153 Regency Drive. Their written approval is attached for your records.
The Board endorses the Murrays' request that because of the reduced setback, as much privacy
vegetation be maintained between the properties as possible. You indicated that you had
already planned to do that, which the Board appreciates .
