RE: Existing Carriage House -108 Little River Rd., Cotuit, MA 02635
Dear Mr. Luff,
At our site meeting on March 28, 2022, at the referenced existing carriage house to discuss
concerns about the stability of the structure as demolition of the interior floor slab had
commenced, it was agreed that work on the carriage house would stop temporarily and the
ground level openings (doors and windows) were boarded up to prevent access to the structure
given the concerns about its stability. ·
Based on my observations on March 28, 2022, I recommend that repairs to the structure,
including but not limited to replacement of the rotted sills and reinforcing of the existing walls
~ ..
and roof framing, be completed immediately in order to stabilize the structure pending a
determination of the final scope of work on the building.

BUILDING FORM
ARCHITECTURAL DESCRIPTION • see continuation sheet
Describe architectural features. Evaluate the characteristics of this building in terms of other buildings within the
community.
Light frame stick construction of the late nineteenth century.
The barn is rectangular, wood frame, two stories, with gable end north
and south. One story sheds are added to the south side. The west
side has 6 large garage doors on iron hinges. The north side has a
double hay door on the second story wixn" a—hoist beam projecting above
the door. The exterior is cedar shingle with green trim. On the roof
is a square cupola with louvered arches on all four faces.
The interior to the north is open to the roof, and the south end
divided by a floor reached by a wooden stair. Note peg holding second
floor joist in pillar in northeast corner. The first shed to the south
is higher than the next.

Discuss the history of the building. Explain its associations with local (or state) history. Include uses of the building,
and the role(s) the owners/occupants played within the community.
Although the barn may be older than 1900, the first clear reference
is in the Hitchcock House Account Book for Aug. 10, 1906 when it was sold
by Hitchcock for $500 to Mary L. Barton (p.2). According to James Barton
the barn was used for oyster storage, but William Childs died in 1896 and
storage is more likely to have been closer to the water. Stephen P. Hayes,
a reconstruction expert in Centerville says that pegs were still used as
late as 1910, and that the construction is "stick", a light frame that
was done inthe late nineteenth century. Francis Barton says it could be
as late as 1900-7, when it was moved to its present location. It may
have been built at the same time as the George W. Childs house (.1900,
LR 34) by his son Willie Childs, resident house carpenter (1869-1901).
