David Sanicki representing Susanne Lavoie - 592 Popponesset Road, Cotuit- 36,950 square feet lot, variance requested to locate SAS five feet away from property line. Deborah Schilling representing Mary Denneny - 37 Chippingstone Road, Marstons Mills, variance requested to finish a V bedroom in the unfinished second floor, existing two bedroom home on a 25,700 square feet parcel. Schilling explained this property doesn't meet the 10,000 square foot requirement and is in a nitrogen sensitive area. Saad explained the only record is of an inspection done in year 2000 and the staff is concerned with the distance to the well. Schilling explained town water has been installed and the homeowner does not feel she can sell the home as a two-bedroom. Rask explained most of these systems are capable of handling three bedrooms but we can't know that for sure. She recommended an I/A system. Miller explained if this is approved the owner could sell the home as an expandable 3- bedroom. The expansion can be approved to a 3-bedroom with an I/A system. Motion by Rask/Kaufman to approve the installation of an I/A system and to expand to 3 bedrooms when this is done. So Voted. C. Craig Short, P.E. —Tradewinds, 780 Craigville Beach Road, Centerville, proposed elimination of 40 bedroom motel with a food service establishment, construction of a condominium complex consisting of 42 bedrooms. Short explained the major change on this plan is 100 feet from the 11, contour from the edge of the leaching field. The system gets moved closer to the cellar as a result & are proposing a vinyl liner. Saad explained the staff needs a monitoring plan for the system. Rask wanted to see nitrogen removal and the total nitrogen at 19 but would like to see it less. John from DEP explained the requirement is 30-30-25. Methane feed and additional burn off could get it down to 10 or 11 with an additional cost of approximately $30,000. A FAST system will bring it down around 50%. Saad thought 15 should be the limit, there will be hiccup in the system. Short asked if the reserve leaching area is still necessary.
