As required by MassDEP regulation, your office is being provided with notice that a Release
Notification Form and Immediate Response Action Plan have been provided to the MassDEP
regarding the above referenced property.
Cardno ATC (Cardno) has been retained by Balise Motor Sales to provide oversight of an
assessment-only Immediate Response Action to investigate, and as necessary mitigate
chlorinated volatile organic compounds detected in the indoor air at 70 Corporation Street
attributed to an historic release originating at 109 Corporation Street.
As part of a pre-purchase real estate due diligence assessment,Cardno ATC completed a limited
subsurface investigation of the former"Doherty Property"in January 2015. The Doherty Property
is located in Hyannis, Massachusetts on ten parcels of commercially-zoned land totaling 7.82-
acres. Eight single-story warehouse-type buildings are present.
The former Doherty Property buildings are located at: .306 Falmouth Road(Route 28); 58 and 70
Corporation Street; and 32, 42, 47, 48, 63 Warehouse Road (hereafter referred to as "the
property"). An unpaved parking lot is located at 71 Corporation Street. .
The Doherty Property is hydraulically downgradient of the"Marvelous Cleaners,"which is a former
MassDEP recognized hazardous waste disposal site located at 109 Corporation Street. Between
1991 and 2008 a dry-cleaning chemical release originating at Marvelous Cleaners was monitored
by MassDEP. The dry-cleaning chemical was apparently discharged into a septic system, and
then migrated to groundwater and affected the downgradient Doherty Property and other
downgradient properties. The Release Tracking Number (RTN) assigned to the case was 4-
0890. RTN 4-0890 was officially closed in 2008 after groundwater had reportedly reached
compliance with the GW-2 vapor intrusion groundwater criteria for a two-year period.

The hydraulic gradient and flow direction determined by Cardno ATC is coincident with the flow direction and
gradient presented in files for Marvelous Cleaners. Plume concentration maps presented in 2000 and 2015 by
ERI and Cardno ATC illustrates this fact. 'Based upon these data, and the fact that Balise does not hold an
interest in the upgradient property,and Balise has not contributed to the plume,the parties responsible for the
Marvelous Cleaners release condition should undertake the other necessary MassDEP comprehensive
response actions required to close RTN 4-25479.

As required by MassDEP regulation, your office is provided with notice that a Downgradient
Property Status(DPS)report has been provided to the MassDEP regarding the above referenced
property.
As part of a pre-purchase real estate due diligence assessment,Cardno ATC completed a limited
subsurface investigation of the former"Doherty Property"in January 2015. The Doherty Property
is located in Hyannis, Massachusetts on nine parcels of commercially-zoned land totaling
7.82-acres. Eight single-story warehouse-type buildings are present.
The Doherty Property is now referred to as the Balise Properties. With respect to the DPS report,
the Balise Properties are located at: 306 Falmouth Road (Route 28); 58 and 70 Corporation
Street; and 32, 42, 47, 48, 63 Warehouse Road. An unpaved parking lot is located at 71
Corporation Street.
The Balise Properties are hydraulically downgradient of the "Marvelous Cleaners," which is a
former MassDEP recognized hazardous waste disposal site located at 109 Corporation Street.

At this time and based upon the results of the assessments that have been completed to date for
Balise, chlorinated volatile organic compounds (CVOCs) that underlie the Balise properties
originate from an off-property, upgradient source. The data available to Cardno ATC at this time
shows the historic CVOC release associated with RTN 4-0890, Marvelous Cleaners, located at
109 Corporation Street, in Hyannis, Massachusetts is the source of the CVOCs at the Balise
properties.
