If Tenant defaults, breaches, and/or otherwise fails to comply as regards any of the terms, conditions, covenants, obligations. or agreements expressed herein or Implied hereunder, the Landlord may terminate this agreement by: A)a 7 day written notice to Tenant to vacate said premises in case of any breach except for nonpayment of rent, or B) a 14 day written notice to Tenant to vacate premises upon the neglect or refusal of the Tenant to rent as ,herein provided.Any termination under this section shall be without prejudice to any remedies of the Landlord which might be used for arrears of rent and occupancy or other breach of any said terms, conditions, covenants, obligations, or agreements. 16. The consent by the Landlord to an assignment or subletting shall not be construed to relieve the Tenant from obtaining the consent of the Landlord to any further assignment or subletting. 20. There is currently piles of old chairs and toys . The first time the inspector came out they started to put things in piles. The couch is still there. There are at least four cars in the driveway. They park on the grass. This caller has experienced a similar rental situaton on Redwood lane and Rats were coming out. She is concerned that the couch would encourage Rats and animals to take shelter. She doesn't want a simar situation to happen again. Actions Taken/Results: DS WENT TO SAID LOCATION.
