Proposal: Continued use of one-half of the auto body shop for painting of Tracy Volkswagon
Dealership vehicles; the other half of the building is proposed to be used for display of
vehicles for sale. Additionally,the proposal is to expand the 35-space lot permitted by
Conditional Use Special Permit 2000-80 for Tracy Volkswagon as dead storage by
adding 24 vehicles for sale, and converting the use of the expanded lot to a 59 total space
Class II Dealership.

At the formal site plan review meeting held September 6, 2018,the Site Plan Review Committee found
the above-referenced application to be approvable subject to the following:
• Approval is based upon, for purposes of obtaining zoning relief, site plan entitled"l38 & 140
Cedar Street, 121 Iyannough Road, Hyannis, MA", 2 Sheets, Scale 1" =20', dated July 16, 2018,
prepared by Baxter Nye Engineering & Surveying, Hyannis MA for We're Here Realty Trust".
• Zoning relief will be required for motor vehicle related uses in the GM zoning district.
Consultation with the Building Commissioner and Director of Planning and Development is
required to discuss forms of zoning relief and the need for a Regulatory Agreement. Contact:

• Confirmation that the existing drain manholes providing treatment for the area are functioning
properly and repair is required if they are not.
• Frontage along Route 28 will be impacted in the near future due to a Mass DOT project that is
100% complete in design. The proposed Route 28 layout plan is available. Contact: Amanda
Ruggiero, Assistant Town Engineer 508-790-6400 ext. 4933.

Subsequent to the granting of zoning relief, a separate dealership license will be required from
the Licensing Authority for this location. A dealership license application plan depicting the
number of display, including vehicles for sale inside the building; customer; employee; and HC
parking spaces will require the approval of the Building Commissioner and Hyannis FD prior to'
filing. Contact: Maggie Flynn, Licensing Administrative Assistant 508-862-4774.
• Applicant must obtain all other applicable permits, licenses and approvals required.
Upon completion of all work, a registered engineer or land surveyor shall submit a certified"as built"
site plan and a letter of certification, made upon knowledge and belief in accordance with professional
standards that all work has been done in substantial compliance with the approved site plan (Zoning
Section 240-105 (G). This document shall be submitted prior to the issuance of the final certificate of
occupancy.
