Carrier: a removable steel frame with axles used to deliver the modules to the construction site. Consulting Professional: a registered architect or professional engineer engaged for service by the builder/ purchaser for site work related design, evaluation and engineering. Crane pad: an 30'x50' area adjacent and perpendicular to the foundation on which the crane sets up, it must be level and provide adequate bearing capacity for the crane. Delivery: the transportation of the modules to-the job site (or staging area) as prescribed in the sales contract. Field connections: structural, plumbing, electrical or mechanical inter- connections between modules or between the modules and any site work. Field Representative: a Westchester Modular Home employee with the authority to represent the company in site construction matters. Lifting position:the location of the carrier with the loaded module must be put so that the crane can lift up the module and set it on-the foundation. A properly constructed foundation can alleviate structural as well as cosmetic problems. Foundation construction should be level, plumb, square, flat and dimensionally accurate. The crane should be set up on the crane pad adjacent to the foundation that is of sufficient bearing capacity to support the crane as it lifts the modules. The area of the crane pad should be undisturbed or fully compacted soil. The 6 capability of the soil for bearingis critical and therefore should be verified by the builder's architect or engineer. THESE GUIDELINES ARE NOT SPECIFIC INSTRUCTIONS FOR A PARTICULAR CRANE AND DO NOT ADDRESS SPECIFIC BUILDING OR SITE CONDITIONS. The time that the crane spends on the site is expensive; therefore, care should be taken to be fully prepared for the crane prior to its arrival. Westchester Modular Homes can refuse to install. a modular home on a foundation that, in the opinion of our field representative, is not adequately constructed. The modules must be prepared for lifting in the sequence that they are to be installed. Generally, the first modules to• be installed are farthest from the crane. The installation takes place by floor levels, 'usually installing all the lower level modules before the next level. (This however would not be true if the crane requires repositioning in order to install one entire level.) Sill sealer should be fastened along the perimeter of the mating wall face of one module. There are various roof 7 construction options, some of which can be partially assembled before lifting the module off the carrier. See the ROOF ASSEMBLY OPTIONS section. Do not unbolt the module from the carrier until after it is moved into the lifting position and any roof pre-assembly work is performed and the lifting cables are secured. Holes for the lifting cables must be located and drilled through the perimeter bands. The horizontal locations of these holes are typically 1/4 to 1/3 of the module length from each end of the module. Vertically, the holes are between the centerline of the beam and the bottom edge. The final decision of how and where to lift the module is the responsibility of the installation crew foreman and the crane operator. Once the holes are drilled, the cables can be pulled through the holes and secured to the lifting apparatus or rigging. A spreader bar should be used to keep the cables from damaging the side of the, module as it is lifted. Generally, the cable is set so that the side of the module that is to be set down first is slightly lower than the other side. ANY STRUCTURAL AND SAFETY CONCERNS SHOULD BE BROUGHT UP\TO ATTENTION OF THE INSTALLATION CREW FOREMAN AND CRANE OPERATOR IMMEDIATELY. The crane operator is responsible for insuring that the module, rigging and crane are secure. If the crane operator and installation crew foreman are satisfied with the lifting setup; the module can be slowly lifted off the carrier, stopping a few inches above the carrier to again check the module, rigging and crane. If there are any concerns or problems at this point, immediately set the module back down on the carrier. If there are no concerns or problems, the lifting can proceed.. The module should be positioned over the portion of the foundation where it is to be installed. Reference should be made to the engineered builders drawings for correct alignment. Usually, the module is suspended with the exterior side slightly lower and ready to set down first. Lower the module onto the foundation, resting first on the exterior side sill plates. The set crew uses steel bars to help maneuver the module into proper position. Once the alignment is good, the module can be lowered so that the mating side is supported on temporary posts that are spaced no greater than 7 feet apart. The temporary posts ready to use before the module setting begins (a recut to the re wired height or telescoping minimum of triple 2x4 studs p q 9 P 9 aluminum jackstands). This process is repeated for each module that is to be set. Most of the roof configurations require at least some assembly after the module is set on the foundation. Some elements of the roof can be raised and pre-assembled while the modules are still on the carriers. This can help reduce the setting time and allows the set crew to work on the roof while the module may be in a more favorable location. Remember to check the access path height if the modules will be , pulled onto the site with a .raised'roof. The set crew leader is responsible for determining when to work on specific stages of the installation. Some elements of the roof frame assembly-must occur after the modules have been installed on the foundation. The following is,a description of the various roof types: The "hinged truss rafter roof' is the basic modular roof.' It is a truss roof with a hinged rafter supported at the upper end with a knee wall that rotates into position and bears on the truss bottom chord over the mating wall. . The "storage roof' has a hinged rafter and• a bottom chord member that is designed to support a.stora a floor load. The knee wall is vertical and generally supports the rafter at the-mid- span. There,`are collar tie members connecting the rafters of two module roof sections. The '.cape roof' is similar to the storage roof except that the cape second floor space (within the cape roof frame) can be completed as habitable space by the builder/ purchaser as site work. The bottom chord is designed to support,the required live load -and . 'the collar tie is installed at a code complying`ceiling height.. The "transverse roof' has trusses that run the length of the- module. The ridge is perpendicular to the mating wall. This type of roof can have various arrangements based' om specific truss spans and pitches. The common elements of this roof are the knee wall and collar tie, similar to the storage and cape roofs. The basic pre-assembly process (can be performed while the module is still on the carrier) is as follows: 1) Connect the crane to the mating end of the hinged rafter section. 2). Raise the hinged rafter section and pivot the knee wall into the bearing position (be careful not to overstress and damage the rafter hinge) 3) Lower the hinged rafter section allowing the knee wall to fully support it and fasten into place. 4) Rotate any eave overhangs into position. 5) Install the gable end panels, aligning and making flush the exterior surfaces of the gable panel sheathing with the module sheathing. 6) See the STRUCTURAL CONNECTIONS section for fastening criteria. The basic final-assembly process (after the modules have,been installed on the foundation) is as follows: 1) Install any cross ties that run between opposing modules. 2) Lift and install the roof peak assemblies that form the roof ridge. 3) See the STRUCTURAL CONNECTIONS section of•this installation manual for specific fastening criteria. 9 STRUCTURAL CONNECTIONS There are required structural field connections to insure the structural integrity of the final building. Some elements or components of a home are not 10 designed for exposure to the weather and can be badly damaged by being left open and unprotected. After the protective wrap is removed from the modules and the setting process has started, the builder/purchaser is responsible for providing weather protection for the modules. We suggest having enough large tarps that could cover entire modules and even the building if necessary. The installation crew should weather close the building at'the end of the workday. The builder/purchaser is ,responsible for checking that the installation crew has weather closed the building. Some buildings have portions that are constructed as site work by the builder/ purchaser. Sometimes portions of these buildings cannot be closed to the weather without the completion of the site work. The builder/purchaser is responsible for insuring that the entire building is weather closed.
