RE: Site Plan Review#058-18 Hyannis Athletic Association—Phase 1 McKeon Park
116 High School Road and 365 Old Colony Road, Hyannis Map 326, Parcel 001 & 003
Proposal: Rehabilitation of the existing Judy-Walden Scarafile baseball field at McKeon Park,
which is located behind the St. John Paul High School. The project scope involves the
removal and replacement of the existing playing surface,turf, irrigation system, and old
dugouts. Also included is the installation of a new subsurface piping system and
placement of new fill material to improve field drainage.
Dear Mr. Pesce:
The above proposal was found to be approvable by the Site Plan Review Committee at the informal site
plan review meeting with staff on August 7, 2018 subject to the following:
• Approval is based upon and must be in substantial compliance with plan entitled"Proposed
Baseball Field Rehabilitation for the Judy Walden Scarafile Field at McKeon Park" 3 Sheets,
dated April 24, 2018 with final revision per DPW comments June 13, 2018,prepared by Pesce
Engineering &Associates, Inc. Plymouth, MA.
• Must comply with Barnstable Conservation Commission Order of Conditions issued June 6,
2018. Each phase of the project will require a filing and approval of the Conservation
Commission.
• Alterations to the facility trigger AAB parking upgrades. Provision of the required number of
HC spaces and clear path of egress meeting AAB requirements will need to be demonstrated at
the building permit stage for this phase (Phase 1).
• Any proposal that impacts exterior architectural features visible from public rights-of-way
requires the approval of the Hyannis Main Street Waterfront Historic District Commission.
• Consultation with DPW regarding design of water and sewer connections will be required. I
• Applicant must obtain all other applicable permits, licenses and approvals required.
Upon completion of all work, a registered engineer or land surveyor shall submit a certified"as built"
site plan and a letter of certification,made upon knowledge and belief in accordance with professional
standards that all work has been done in substantial compliance with the approved site plan(Zoning
Section 240-105(G). This document shall be submitted prior to the issuance of the final certificate of
occupancy.
