I am forwarding your email to the building commissioner for his consideration and process recommendation concerning
your auto repair/detailing proposal for 27 Hinckley Rd,Hyannis. As I advised you earlier,there is no variance provision
for the water overlay restriction that is imposed on this site. The commissioner must determine if the automotive use is
legally non-conforming and has continued unabated in order to find in your favor. In the event that he has additional
questions,the commissioner may request supplementary information and documentation to assist him with this matter.
Please be prepared to collect whatever evidence you or the current owner may have that will demonstrate the
establishment and continued use of the property such as leases,old invoices,business certificates,and any other dated
document that may be pertinent to the automotive use of the subject facility.

My intention is to tear down the house and remodel the garage to expand my business to do automotive repairs
and reconditioning The previous owner used the property to repair Volkswagen bugs and buses. I spoke with
the owner the property was prev use as a service garage for Volkswagen bugs and buses. that business closed
approximately 5 yrs ago. The current owner along with his tent have use the building for small auto repairs.
However I believe they were not licensed to do so, it is my hope that the last 35 yrs of auto repair will constitute
allowing me to expand my business.
