The Hyannis Main Street Waterfront Historic District Commission,pursuant to the Code of the Town of Barnstable
Chapter 112,Historic Properties,Article III,Hyannis Main Street Waterfront Historic District,hereby approves a
Certificate of Appropriateness for the following property:
Property Address: 225 Main Street,Hyannis

At the August 6, 2014, hearing, after consideration of the testimony given and materials submitted by the applicant
and members of the public, the Commission found the proposed design for one Business Sign will appropriately
contribute to the historic character of the Hyannis Main Street Waterfront Historic District. The Commission
considered the materials, design, color, size, location, and context of the proposed signage and found it to be
appropriate for the protection and preservation of the district. Based on these findings, the Commission voted to
grant the certificate of appropriateness subject to the following conditions:
1. Design of the business sign is approved as shown on the revised rendering submitted to the file on
July 30,2014:
• Size of sign not to exceed 24"x 48"
• Sign material to be made of a PVC material
• Sign design will have business logo in center and be bordered with international flags
2. The sign shall not be illuminated
3. The business may also display a standard trade flag
4. A trade figure Barber Pole which may be internally illuminated is approved for future installation
5. Sign permits from the Building Division are required prior to installation of the signs

I, l ("Applicant"), acknowledge that the Certificate granted by
the Hyannis Main Street'Waterfront Historic District Commission is subject to a twenty (20)
day appeal period, pursuant to Section 112-33 of the Code of the Town of Barnstable. Within
20 calendar days after the date of issuance of a Certificate, any person(s) aggrieved by the
determination of the Commission may appeal the decision to the Historic District Appeals
.Committee. The Appeals Committee, after an evaluation of all pertinent evidence, may
uphold, overturn, or remand a determination of the Hyannis Main Street Waterfront
Historic District Commission. Decisions of the Historic District Appeals Committee may be
further appealed to Superior Court.
Any subsequent permitting or licensure conducted in reliance of the Certificate granted by
the Commission is contingent on the validity of said Certificate at the conclusion of any

1. A photograph showing the existing facade, on which has been indicated the proposed
sign location. The photograph is to include a portion of adjoining stores or building.
For a proposed building or new facade, an architect's elevation may be submitted in
lieu of a photograph.
2. A scale drawing of the proposed sign. A scale drawing indicating:
1) The type of proposed sign(wall,hanging, free standing)
2) Dimensions of the proposed sign and any designs, logos, or lettering
3) A cross-section with dimensions showing edge detail.

ARCHITECTURAL DESCRIPTION:
Describe architectural features. Evaluate the characteristics of this:budding,in terms of other buildings within the community.
The long narrow building has'a small two story side gable addition to the:east. The first and second story walls
rise to the underside of a clapboard covered gable end. The two story side gable addition is clad in:clapboards.
A two story covered walkway separates.the two portions of the building and leads to the hotel rooms at the rear
of the building The rear elevations of the long narrow building are clad in wood clapboards and brick veneer.
Each guestroom is two bays in width, formed by a pair of 6/6 double hung windows and a paneled metal door..
The guestrooms are linked by a continuous two story porch supported by small square columns.A simple
guardrail with square balusters is located between each column. The rear of the building features a series of
small gable dormer windows on.the east slope of the roof.The.Colonial.Revival building features characteristics
of the Greek Revival style with the pronounced pediment and side hall plan. Windows on the Main Street facade
are 6/6 double hung sash windows, except the two large fixed multi-pane,displaywindows on the first floor of
.the eastern addition. The primary entrance is located to the.east of the windows.
This mid 20t"century building has been slightly altered by replacement materials, but is.good example of,a
modest motel unit that keeps the character of'.the:historic district. It makes:a.moderate contribution to the
district.
HISTORICAL NARRATIVE

Built in 1964 on the site of Hyannis.Inn Annex, this building.was purpose built as a motor lodge to serve
Hyannis'growing tourism industry. Operated as the.Eastender Motor Lodge-by the Hyannis Inn, the hotel .
offered 42 rooms. The buildings were sold in 1975 when'the Inn closed. The motor lodge building is now used
as apartments.
Owners include Elizabeth Jones(1975-1983) 3431/228; James Burke.(1983-1988); John Turner (1988-1993)
and James Burke (1993-2008)..

The facade facing Main. St-reet resembles a 2 1/2 story, Greek Revival style
building with the first and second st.ory.s .of bric'k .and the gable .end
covered with clapboard. A 'covered porch runs the: entir-e. l.ength. of the
building and also connects another two story wing which gives the building
the appearance of a Greek Revival Side Hall . The exterior wall fabric of the
two story wing is. clapboard. The windows are 6/6 throughoutthe. buildi'ng
except for two large multi-paned windows on the. first floor of the wing .
The back of the motor lodge facing the parking area is also two` stor.y
with seven gabled dormers . Each unit. has its own door and paned windows .
